Then, trying to find someone who does everything we wanted: granite steps, faux stone facing and sides, white railings, and the ability to tear up and lower my walkway then redo it to make the first step 7” was an even bigger challenge. We finally found the right guy/company and we are very happy with the results. Walter Santos of W. Santos Construction did it all for us. He started within days of us accepting his proposal. He was kind, communicated the next steps with us well, and the quality was fantastic. I was outside tonight taking photos and a family was taking a walk stopped me to ask who did the steps because “they make the house.” I took some dry and wet pics after the dust was washed off and I’m very happy with the results. He even came out to finish on Memorial Day."

Yes, expanding foam (also known as polyurethane foam) can lift concrete. This approach, called polyjacking, involves injecting the foam rather than concrete slurry to fill voids and raise the concrete slab back into place. It’s often faster and requires smaller drill holes than traditional mudjacking, though it may come at a higher cost. Concrete leveling is not typically covered by insurance. In some cases where the shifting concrete is caused by a natural disaster or storm, you may be able to file an insurance claim if your policy specifically covers those circumstances. It’s best not to perform mudjacking in the winter unless the ground temperature remains above freezing. Freezing temperatures can cause the slurry to harden too quickly, compromising its strength and longevity. Concrete is also more susceptible to cracking and splitting in cold temperatures, so there’s a higher risk of damaging the slab during the drilling and lifting process in winter.

Polyjacking can be a permanent solution to sunken concrete if you also address the underlying issue—like poor drainage—at the same time. The polyurethane material itself can last as long as or even outlast the concrete you’re lifting it with. Your sunken concrete issue will likely return if you don’t couple polyjacking with proper drainage to prevent future soil movement and sinking.

The average cost of mudjacking is around $5 per square foot of concrete, with most concrete leveling jobs totaling between $3 and $8 per square foot. The typical cost to fix a sinking portion of concrete slab with mudjacking is around $1,100. The price you’ll pay depends on the size of the concrete slab you need to be leveled, the accessibility of the slab, and the type of material your contractor uses beneath the concrete to lift it back into place.
