Customers say: True professional

"We started out looking for an architect/designer, and met the owner of Tseranos Construction, Sterg, in the process. He referred us to a design architect, which we used, and we ended up then hiring Tseranos Construction as our general contractor. Sterg was really great to work with. He found ways to keep costs down while doing everything that we wanted to have done. In the end, the garage construction project took about 5 months, but we are thrilled with the results. Would hire Sterg again for future projects."

"I highly recommend North East Finest Home improvements. We worked with them to replace all our windows in our 1920 craftsman house. Dennis is very knowledgeable and personal, he takes the time to walk through the process and time frame. He took the time to walk through the products he would use keeping in mind our budget and concerns and they are willing to work with you to stay in your budget but will not take short cuts. I have confidentiality referred North East Finest Home Improvements whenever anyone is looking for work to be completed on their house. We look forward to working with them on any future projects on our home."

Architects questions, answered by experts

Costs vary depending on project complexity and scope. Architects generally charge a percentage of the total budget or an hourly rate for their services.

The cost to draw house plans typically ranges from $800 to $2,700, with standard blueprints averaging around $1,800. For a custom home, the cost is higher, with blueprints often falling between $5,000 and $20,000, and potentially more for very complex designs. Several factors influence the total price, including the project's size, the number of rooms, the type of drawings required, and the architect's experience level. You may also need to pay a structural engineer to ensure building safety, particularly for custom homes.

The architect you choose to work with should have experience with the type of design you’re interested in, a portfolio of similar projects they’ve completed, and a process and work style that aligns with your expectations. A seasoned architect will be able to provide you with all that information so you can ensure they’re a good fit.

A structural engineer's report provides a professional assessment of a property's structural condition. It typically includes an evaluation of the foundation, key structural elements like roof trusses, floor joists, studs, beams, and rafters. The report will also contain a detailed description of the engineer's findings, often supported by photographs, and provide recommendations to correct any identified issues. Depending on the scope of the inspection, it might also include an assessment of property drainage, potential issues from environmental conditions like extreme weather or tree placement, and an estimated time and cost for any recommended repairs.

The process involves initial consultation, concept development, detailed planning, regulatory approvals, and integration of contractor work for project execution.
