"These guys are not professionals. The license they carry must of came out if a crackerjack box. They were recommended by my realtor because I was not familiar with any other inspection companies in the area. They performed a home inspection on the house I wanted to buy and did not find anything more then basic wear for a 12 yr old home. Using their "expert" knowledge of construction I assumed they knew what they were doing. I moved ahead and purchased the home and 2 weeks later I find the attic was full of mold, the roof had leaks, the roof was missing shingles and the vents were not installed properly. Then I found out that the bathroom tub had a crack that leaks into the floor below, the drains under sinks leaked, and that the home electrical service was not properly grounded. I called to ask why they missed everything and they didn't call me back. They did a ****** inspection that has ended up costing me $35,000. I know I can't be the only person in this town that this ****** *** company has failed."

Home Inspection questions, answered by experts

A home inspection costs around $350, but prices can fall anywhere between $190 and $510, depending on the size of the home, the location, the inspector you choose, and the quality and depth of the inspection you need. In most cases, buyers pay for the home inspection , so you typically won’t need to worry about the cost if you’re a seller. Home inspections may seem unnecessary, but they can save you thousands or even tens of thousands of dollars in unexpected repairs, so they’re always worthwhile.

The short answer is yes. Room additions almost always increase a home's value. But just how much they increase it varies by the materials you choose, the type of room you build, and other factors. For instance, adding a sunroom will yield you a 49% return on your investment, while adding a primary suite results in a 63% return on your investment.

First, stop working with the suspecting scammer immediately. Gather any relevant information and documents from your dealings with them. If you used a credit or debit card to pay them, call your bank and report fraud. Report the scamming company to the police, and then call your insurance company to see what coverage they offer for this type of incident.

Homeowners insurance typically does not cover knob and tube (K&T) wiring due to its outdated nature and associated fire risks. Many insurance companies require the replacement of K&T wiring to provide coverage. Policies that do cover homes with K&T wiring may come with higher premiums or specific conditions. It's important to check with your insurance provider for their requirements and coverage options.

Waiving a home inspection could be beneficial if you’re buying a home in a hot location where the seller has many other offers to consider, especially if other buyers are willing to waive the inspection. However, it’s not usually a good idea to waive an inspection, even on new construction. Inspections can identify problems that could cost thousands or even tens of thousands of dollars, so a formal inspection is always worthwhile. If you’re having a new home built, a pre-drywall inspection is often the most valuable, but a final inspection before you close is also a good idea.
