"Our deck turned out great! Jimmy was prompt with communication and responses. We had a problem initially with the stain separating from the seal so the deck turned out splotchy. When I sent him a picture he assured me that was not what was supposed to happen and promised to come and redo it completely. It turned out great that time and I appreciated his willingness to make it right. Highly recommend!"

"I hired Bernie to replace some rotten wood fence posts and re-hang some fence sections that fell down in a windstorm, as well as replace a few rotten baseboards on the fence and brace/support some posts that were starting to go but were not completely rotted like the others. He provided great customer service, and did great work for a very fair price. He was very responsive and patient with my many questions. He took time to show me some of the specific things he was doing with the fence posts. I would highly recommend him!"

Patios questions, answered by experts

A sunroom may count toward your home's total square footage or living space if it meets certain conditions, which can vary by local regulations. Generally, for a sunroom to be included, it must be fully enclosed, properly insulated, and equipped with electrical access and a heating and cooling (HVAC) system, similar to a four-season room. It should also meet the same construction standards as the rest of the house. Three-season sunrooms that function more like enclosed porches typically do not count toward the total square footage and are considered exterior living space.

The average cost to screen-in your patio ranges from $2,000 to $4,000. How much you spend depends on the size of your patio, the materials used, and construction complexity. Some patio screen room kits are easy to DIY, but you may need to hire a local screened-in porch builder and obtain permits for more complex designs.

An enclosed porch can be considered a living space if it meets certain criteria. For instance, it must be completely enclosed with solid walls and a roof. It should also have a heating and cooling source similar to the rest of the home. Finally, the porch should have direct access to and from the interior of your house.

A screened-in porch can add value to your home, but it won’t count toward the total square footage at an appraisal or when it comes time to sell. A screened-in porch is not fully enclosed, usable year-round, insulated, or heated or cooled, so it doesn’t meet the requirements of livable square footage in most locations.

The least expensive way to enclose a porch is with screens. These protect the room by preventing insects from entering and, if you live in a warm climate, provide excellent airflow during hot summer months. Screens cost far less than any other alternative, so if you are against getting permits, spending too much, or enclosing your porch in walls or glass, screens are the best choice.
