"Fence installed, finally. Construction in this area is so backed up. So when my original contractor had to put my neighbors and us back to August. While speaking with a friend I worked with at VA Coatesville, he suggested HomeAdvisor. Within 2 hours, on a Sunday, Home Advisor sent me Luis, owner of LMJ General Construction LLC. After working on another full time job, he and his crew showed up and worked another 3-4 hours for 3 evenings and 8 hours today and closed the gate on this job. Great work ethic, respectful, but more importantly very competent."

"This project expanded greatly from the original quote. Levi worked with us and all extra projects were very fairly quoted. There have been delays and there is still a finish job to be completed. The delays really have not been the fault of the contractor. I would hire him again."

"David and his crew did an awesome job for us. They poured a slab for our 20 x 20 building and a sidewalk! We also had the building wired and they did that for us. We were ð ¯ % satisfied with the work. They were always respectful and very caring about the detail of their work. They will be our go to contractors when needed. Thank you David, Buster and crew!!! Small jobs welcome

Offers commercial services

My name is Sandra Parada, and I wanted to introduce Coastal Build Concrete & Siding. The company is run by my father and husband, both of whom have many years of hands-on experience in concrete and siding work.\n\nIf you ever need reliable subcontractors for services like driveways, patios, foundations, slabs, or siding (vinyl or fiber cement), I’d really appreciate the opportunity to connect and be considered for future projects. You can put us to the test we’d love the chance to show our quality.

Patios questions, answered by experts

A screened-in porch can add value to your home, with a potential return on investment (ROI) of 70% to 84%. The actual value added depends heavily on several factors. Climate is a major consideration; homes in warm, humid, or buggy areas (like the Southern regions) see the highest ROI. In colder climates, the value is diminished as the unconditioned space is unusable for much of the year. Other factors that influence the return include the quality of materials and construction, the size of the porch, and the local real estate market. While a screened-in porch can enhance curb appeal and attract potential buyers, it is not included in the home's total square footage for appraisal purposes.

The average cost to enclose a patio to create a sunroom is around $5,000, and prices generally range from $3,000 up to $10,000. The price you pay will depend on the state of your patio and whether it needs repairs or additional structural support, the quality of the materials you choose, the size of your patio, and whether you plan to run utilities into and finish the sunroom. The price for a fully finished patio enclosure could run up to around $20,000, while you might pay just $2,500 for a screened-in porch.

An Arizona room may or may not count toward your home’s square footage, depending on local regulations and the specifics of the room, but generally does not get included in the total square footage. In many locations, a room needs to be built to the same quality as the rest of the home, have an integrated heating/cooling system, and be habitable year-round to count toward square footage.

Yes, transforming a deck into a sunroom is an absolute possibility. Building a sunroom involves framing in the deck area with walls, adding windows, and affixing a roof. This project is not an easy task, but it does provide a stylish addition to your house. Not all deck designs support this type of renovation project, so consult a professional deck builder before beginning.

Yes, porches require foundations. The type of foundation required, however, is determined by the type and use of the porch. For example, a screened-in porch won’t require a new cement foundation. However, if you turn your porch into a sunroom or plan on making it a living space, then chances are you need a foundation that’s more permanent than piers and posts.
