Customers say: Terrific value

"Glenn is the man. Tons of experience and has a great crew of guys. He was the first to reach out and ready to get going right away. We liked the work on the patio so much we hired him to do a white marble driveway install with concrete curbs."

"Sunspace of the Jersey Shore/Bill S. completed the installation of a large sunroom (12 x 18) in May 2018. We have been very happy with every aspect of our experience. Before we chose a vendor, we interviewed eight different firms. This is, of course, a larger number than most people would pursue. But I am a perfectionist with some trades skills of my own, and I wanted to understand exactly what I was getting before I signed any contract. I learned that there is a wide range of quality, features and pricing in sunrooms, and the highest price does not indicate the best product, or the most reliable firm. From our first meeting, my wife and I found Bill S. to be the most open, honest, and responsive of all the vendors we met. He took all the time we needed to clarify every aspect BEFORE we signed. In contrast, some of the salespeople were evasive. One was dismissive of my probing questions, and insulting to my wife and me when it became obvious that he was not closing the deal. One came in with the highest price of the group and essentially wouldn't leave our home for over three hours. He was very polite, so I tolerated him for too long. Finally, I had to walk him out the door. A few were slow to come back with bids, details, and answers to questions. This is before a potential sale. We could just imagine what would happen after signing. One by one, six of the eight eliminated themselves from the running. Finally we chose Sunspace over a near-tie simply because of how we took to Bill's way of doing business. Over time, our good judgement was confirmed. *****Bill is a GREEN-EYED UNICORN among contractors.***** I said earlier that I am a perfectionist. Bill made me look like a slob. Every detail of the work that he and his people did was flawless. When they finished, there was no punch list. Nothing! Now four months later, there is still nothing I would like to see changed. Bill went beyond expectation in every aspect. For example, our sunroom was to be erected on a paver patio that we had put in less than a year ago at significant cost. I learned from the Manchester Building Department, that the new structure would require concrete pillars and footings. I was concerned that our new paver patio would be torn up. Bill took the problem to his consulting engineer and they devised an approach that would minimize the damage. When he finished, you couldn't find any evidence that they had disturbed the patio. Another example, I watched and compared every structural aspect to those of the other sunroom systems. I believe that Sunspace's product is engineered better than most, and as good as those costing $10,000 to $15,000 more. Bill also went the extra mile to locate siding and roof shingles to match those used on our fourteen year old home. The sunroom looks as though it is part of the original construction, not an add-on. I wish all contractors and service organizations worked like Sunspace of the Jersey Shore."

Patios questions, answered by experts

The cost to screen in a porch depends on whether you are adding screens to an existing structure or building a new one from scratch. Adding screens to an existing porch costs about $5 to $7 per square foot, with a national average cost of around $2,800. For example, screening a 12-by-12-foot (144-square-foot) porch would likely cost between $700 and $1,000. If you are building a new screened-in porch, the cost is substantially higher. A new 12-by-12-foot screened-in porch can cost between $6,400 and $18,300, while a new 14-by-16-foot one averages around $11,000. The final price will vary based on the size of the porch, labor costs, and the materials you choose.

Prefab kits like a small sunroom for around $20,000 or even a basic gazebo roof for as little as $60 can save you big over professional installation. However, you lose the option for customization, and these structures tend not to last nearly as long. As for bigger projects like a deck or patio, you shouldn’t go with the DIY route unless you’re fully prepped with the tools and know-how to get it done right. Mistakes can be frustrating and costly, so choose a pro if you’re looking to eliminate your risk of error.

A professional can design and construct sunrooms or patio enclosures that meet structural standards, optimize environmental conditions, and integrate seamlessly with existing architecture. This ensures the project enhances home value and provides long-term enjoyment.

Several types of porches are available to meet your needs and style preferences. Some common porch types include:

  • Porticos are essentially a roof over a walkway leading to the home's front entrance.

  • Sunrooms are closed-in porches that are an extension of the house with glass or plastic panels that allow optimal sunlight.

  • Wraparound porches extend around the entire home, or at least the front and one side, and offer multiple entrances to the house.

  • Back porches are an extension of the home’s floor into the outdoors. These offer more protection and privacy than a deck.

The least expensive way to enclose a porch is with screens. These protect the room by preventing insects from entering and, if you live in a warm climate, provide excellent airflow during hot summer months. Screens cost far less than any other alternative, so if you are against getting permits, spending too much, or enclosing your porch in walls or glass, screens are the best choice.
