We chose him because I saw many of his signs up around our neighborhood (Buckingham Lake in Albany) and because after some research found that he was fairly established in the community. I knew someone who used him as a buyers agent and though they found his personality appalling they felt he did an overall decent job. That said, they did not recommend him and would not utilize him again themselves. I digress. Not only did he not provide us with all of the marketing that he had originally laid out, but the most responsive he ever was to my husband and I was when we set up our first appointment to meet with him and then later when we needed to renew our contract.
We constantly had to reach out to him (even in the beginning) to set up open houses, correct mistakes he and his staff made on marketing materials and receive feedback from showings. He is rude, condescending and not as respected as one would have hoped from the real estate community with as many years experience as he had.
We even had a pretty early offer on our home, but because it was not "presented in the standard way" David felt it wasn't a legitimate offer. They closed on another house near ours within two months. Ours continued to sit on the market from October until June. The one area I will say he is good at is finding comparable homes. I wish we had listened to him on the pricing of our home earlier on. That was our mistake. The rest, however was all him. He also wouldn't speak with other agents on the phone - he only emailed back and forth and didn't even email anything of substance to them. His negotiation skills were horrible (well, non-existent) and the fact that he relied so heavily on email in such a personalized industry such as real estate really hurt us. He also would provide non-answers to interested parties though I would provide him with very thorough responses.
