"My certified inspector MatthewCote out of the Belgrade, MT office found i have a natural spring comming up in my crawlspace. I knew I had water streaming all over crawlspace and my husband believed it was due to watering lawn of the hill our house sits on. Matt was great to work with, he was totally professional. He explained my situation and showed me in photos and map of my basement what this ssprincause, how it had eroded and damage caused. It has been going on for quite a few years, of which I noticed escalation of water even though I decreased watering on above lawn. I wish I had researched this sooner. But MATT assured me it's not too late. He was clear and concise as to what I needed done to resolve and eliminate further damage by installing 2 sump pumps, installing trenches & piping to drain all areas of water, draining ouside of house past septic and leach field, add a humidifier and encapsulation of crawlspace. How often you should resurface your pool deck depends on its material and condition. Concrete pool decks should be resurfaced every two to five years. Decks that are exposed to harsh heat and UV light may need to be sealed more often than ones that are mostly shaded.

The best way to determine if ceiling cracks are structural is to hire a ceiling contractor to inspect the cracks and provide a professional opinion. That said, you might be able to make an educated guess based on the size and appearance of the crack. Larger cracks, cracks accompanied by sagging or discoloration, and cracks that travel from the ceiling down the walls are all signs of structural issues.

Concrete blemishes such as chipped steps or small cracks are fixable with patching. For bigger jobs, including driveway repair and cracks wider than a 1/4 of an inch, patches will only serve as a temporary fix. Resurfacing is ideal when the surface is showing more widespread wear—like if it’s pitted, rough, or has lots of cracks. Resurfacing gives your concrete a fresh, like-new appearance without needing a full replacement.

When the concrete is severely cracked, sinking, or otherwise structurally unsound, replacing it might be your best option. Replacement ensures the safety and longevity of the surface in this case.

Concrete leveling is not typically covered by insurance. In some cases where the shifting concrete is caused by a natural disaster or storm, you may be able to file an insurance claim if your policy specifically covers those circumstances. In most cases, though, you’ll pay out-of-pocket for concrete leveling.

The biggest downside to resurfacing concrete is its lifespan. Concrete resurfacing lasts for five to ten years, on average, while a new concrete slab would last for 20 to 30. The cost of concrete resurfacing is much lower, but you get more value from full replacement. Resurfacing also doesn’t address any underlying issues with your slab, so you may need additional repairs, like mudjacking.
