"My certified inspector MatthewCote out of the Belgrade, MT office found i have a natural spring comming up in my crawlspace. I knew I had water streaming all over crawlspace and my husband believed it was due to watering lawn of the hill our house sits on. Matt was great to work with, he was totally professional. He explained my situation and showed me in photos and map of my basement what this ssprincause, how it had eroded and damage caused. It has been going on for quite a few years, of which I noticed escalation of water even though I decreased watering on above lawn. I wish I had researched this sooner. But MATT assured me it's not too late. He was clear and concise as to what I needed done to resolve and eliminate further damage by installing 2 sump pumps, installing trenches & piping to drain all areas of water, draining ouside of house past septic and leach field, add a humidifier and encapsulation of crawlspace. Most of the time, homeowners are responsible for replacing a main water shut-off valve. This is because the property owner also owns the water service line from the shut-off valve near their property line to their house. That means they must maintain, repair, or replace it when needed.

In some cases, the answer is yes. Being licensed to work on gas lines requires additional specialized training beyond being a licensed plumber. If the plumber is also licensed as a natural gas plumber, they will be able work on natural gas lines. If the plumber is only licensed to work on water and sewer lines, then you’ll have to find another professional to do gas line work.

You can prevent pipes from bursting by taking several preventive measures. For example:

  • Keep your pipes from freezing when temperatures drop by setting your thermostat to 55 degrees or higher.

  • Open under-sink cabinets to allow warm air to flow around the pipes. 

  • Let faucets drip to keep water moving.

  • Add insulation to crawl spaces or pipes to keep them warm.

First, check that you have cut off the water supply to your toilet. This is a project that can only be done safely if running water cannot reach your toilet fixture. If you're seeing water trickle out after you've confirmed that the water supply is shut off, you can probably rest assured that what you're seeing isn't a problem. It's common for leftover water to spill out when you're removing your toilet's fill valve. If something goes wrong while you're working on your toilet, you'll need to look at your home's policy to see if your homeowner insurance covers water damage.

It is safe to use a frost-proof or freeze-proof spigot or pump in the winter if you live in an area with freezing temperatures. Otherwise, it's best to fully drain and shut down your outside spigot in the winter to avoid cracking a pipe.
