"We chose Garcia Roofing because we wanted a highly reputable, local, Louisiana licensed and insured roofing company. We had a GAF HD shingle roof installed previously, that was approximately 8 years old. Hurricane Ida winds were (my estimate as we were in our home during the storm) 130mph sustained for 6-8 hours. We considered both shingle and the standing seam metal roof for our roof replacement. We chose the standing seam metal roof as the most cost effective long term solution. Garcia Roofing installed a 26 gauge standing seam metal roof for us. We’re very pleased with our new roof. It’s beautiful and very well installed. We chose the medium bronze color. The installation crew did a superior job. We had to replace 36 CDX plywood sheets to fix the damaged roof deck. Additionally, we had facia/soffit repairs included. The purpose of an inspection is to highlight any glaring issues with the property that the buyer might use to negotiate or want to rectify after closing, but there’s no law stating the inspection must pass. A buyer can accept any problems identified during a failed home inspection. The only exception would be lender-required repairs, which could hold up the mortgage.

A home inspector is only required to give a copy of their report to the party who hired them. This means that only a seller would receive a copy of a pre-listing inspection report, while only the buyer receives a report for pre-purchase home inspections. You can choose to share this report with the other party, but this isn’t a common practice. As a seller, you would typically only get a sense of the most significant inspection discoveries when you receive a request for repair from the buyer.
