"I hired Vince Anderson of Fence and Concrete Masters to redo my front deck on my house. He started work approximately March of 2024. As of today, 9/22/2025 it is still unfinished and he has not responded to my attempts at contact since October 2024. Most of it has to be redone. Which has been extremely frustrating and expensive because no one wants to finish a messed up job. All previous reviews I?ve read since then (my mistake of not researching him prior) he has rebuttals putting off everything back into his customers. He is a master at BS and reflecting blame in order to avoid responsibility for his messes. I paid the deposit of $3,500 plus an additional $2,000 part way into his mess, which was to go to materials and supplies of which I only have approximately $1,000 worth of wood materials. They would come and work a day at a time about once every 2-3 weeks. I would have to call him and then they would show up for a few hours. In October 2024 he completely stopped responding."

One of the easiest ways to avoid poor customer service and poor sealant application is to hire a reputable, licensed company. Contact companies with positive customer reviews and Better Business Bureau (BBB) ratings, and ask for customer references from any company you’re considering hiring to seal your driveway. Get price quotes from three local driveway sealcoating companies to compare pricing and services to find the best fit for your home.

To maintain your asphalt driveway, add a new coat of sealant every three to five years. Pricing varies, but you will pay about $0.08 to $0.50 per square foot from start to finish. You can also choose to add a fill-and-seal layer that includes a layer of aggregate to fortify a damaged top layer of asphalt.

Driveway installation is challenging. While chip seal might sound easier to apply than asphalt, the process still involves heavy machinery and professional skills. Unless you come from a construction background, we recommend hiring an asphalt company to chip seal your new driveway. If you are paving the driveway entirely with chip seal, expect to pay $5 to $10 per square foot.

Ideally, you should seal your driveway when there won’t be rain for several days, but at a minimum, there can’t be rain for at least 24 hours. If it rains shortly after you seal your driveway, the water can wash away the sealer and render your work useless. You’ll have to wait for your driveway to dry out and try applying again. Note that some sealers—like oil-based sealers or specialty fast-drying sealers—may cure faster. Asphalt is not the same thing as blacktop. Blacktop is a type of asphalt, but contains less bitumen, making it less durable than asphalt. Asphalt is a better option for major highways, streets, and driveways, while blacktop is more suitable to playgrounds.
