"Everything went well, all additional services were scheduled as needed, they just handled it. Communication before, during and now even after the Whole House inspection has been phenominal. The gift package delivered prior to the inspection date was a very nice touch. Another nice touch was tagging all shutoff valves in the basement with tags clearly marking what each valve controls. During the inspection Steve was polite, profession and easily communicated what he was doing and why. Very personable and the way he presented himself instantly put me at ease. His report was delivered on time and was easy to read and understand especially with all the supporting photos. Lots of follow-ups post inspection with additional information and links to services home buyers would be interest in. Great information and not so much of it that it is intrusive. I'll recommend Steve and Bulldog to everyone needing these services."
They said it was a good house, but a closer look revealed a property that was hiding 2 major defects that made my buyers walk away after negotiations - hail damage and termite damage so extensive they were even in the attic. Can you spot the issue in each photo?

"It is a waste of money. The great majority of people are not going to find any value out of the service. If you need design consultation, you need a full service consultation. If you already have knowledge and experience, and you just need to get a few ideas, then you don't need to pay for that. You can just get a magazine or a book since you already have the knowledge of basic designs in your head or a little bit of experience. To have someone call you and give you information over the phone, you are not getting the personal service that you need. You may as well take the money $49 and apply it to something else like getting someone else to come out and give you the service that you need. Because, you are not getting much, you are not getting anything at all. They are going to have you do the work. After talking to them and I was talking to other home designers, I found out that that was a waste of time and waste of money. I gave them a C because they didn't fail at what they do but they don't offer any value for what they do. There's not much value to it. The cost was fair. They didn't do a terrible job and the cost isn't terrible, it was only $49. It just has a very low value. For responsiveness I gave them a B because they will answer your phone and answer your emails."

"

Did a good job, providing 2 layouts to choose from.  Completed design and sent email and snail mail paint and furniture samples in a little over a month from starting the process.  The previous estimate was 2-3 weeks so it wasn't so late.  My only disappointment was the design was not for the complete room.  They told me that the missing area was considered an entry way or hallway and could be designed for an additional fee.  I did not want to pay an additional and accepted their explanation, but on second thought, in my opinion, it isn't really separate.  There is a large archway one-third of the way into the room, but I have never considered it as two separate rooms and no one visiting my home has ever mentioned it.  Every room has an entrance.  I wouldn't call the way to get into a room as a separate room. Other than that, I would say a got a great deal overall.

Home Staging questions, answered by experts

In Lees Summit, unexpected staging costs often stem from extended furniture rentals if your home stays on the market longer than planned, as well as extra storage for personal items. You may also encounter fees for humidity control, deep carpet cleaning, or updating landscaping to boost curb appeal. Utility bills can rise during frequent showings, and last-minute paint touch-ups or lighting upgrades may be needed to increase home value.

Helpful?

After staging in Lees Summit, check for signs like flickering lights from added lamps, unusual HVAC sounds if vents are blocked, or changes in water pressure after bathroom updates. Heavy furniture can sometimes cause minor floor dents or impact door alignment, especially in older MO homes. Ensure that access to electrical panels and plumbing is not obstructed, and monitor for any sticking windows or doors, which may indicate foundation shifts.

Helpful?

Combining home staging with upgrades like fresh paint, updated lighting, or new flooring in Lees Summit can streamline your selling process and enhance your home’s market appeal. Coordinate timing so improvements are completed before staging begins, and focus on high-impact areas such as kitchens, bathrooms, and curb appeal. Avoid major exterior work during showings to minimize disruptions and keep your property ready for potential buyers.

Helpful?

Homeowners in Lees Summit often stage with open layouts, neutral wall colors, and versatile furniture to appeal to a broad range of buyers. Modern farmhouse details—like sliding barn doors and matte black fixtures—are especially popular. Outdoor living spaces, such as furnished patios, are highlighted to showcase year-round usability. Organized mudrooms and dedicated home office nooks are also in demand, reflecting local lifestyle trends and remote work needs.

Helpful?

Before starting home staging in Lees Summit, review your neighborhood’s HOA guidelines and coordinate with your real estate agent about local buyer preferences. Schedule your staging company early, especially during the spring and summer market rush. Address any needed repairs—like HVAC servicing or fixing minor foundation cracks—before staging. Deep clean carpets and address humidity-related odors, which are common in MO homes, to ensure a fresh first impression.
