Greater Ozarks Exteriors is dedicated to providing our customers with superior quality and workmanship. Our service is second to none, our reputation is impecable. Check out our website for some great before and after pictures of homes in your area!

"Extremely well! Pete, Jordan, Dave and crew turned a '90's contemporary house on the lake, into a current, rustic lake house that has received many favorable compliments. In fact, my neighbors liked the results so well, they have entered into contract with Greater Ozarks Exteriors (GOE) for work on their home. They were very knowledgeable on new products and provided facts/information, so we could make informed decisions; saving us money without sacrificing quality. The only issue was time-line creep, due to availability of materials, which was uncontrollable. We could not be more pleased. Great experience! Highly recommend GOE."

Residential remodeling has been my focus for over 40 years. I am experienced in a variety of projects including remodeling an existing room, adding an addition to your house, building a deck or porch. No job is too big or too small. Call for a free estimate of your project. I am also a certified home inspector so if you are buying or selling a home & need an inspection, give me a call.

"We loved the deck once it was complete. However, our family (who works for the city) informed us that there was no way the deck was up to code. I contacted our city directly and they said a permit was never issued for the work, and that the deck was no where near passing. We contacted David and asked for him to repair or to compensate us financially. He would not work with us, and called me a con. I asked him why he did not get a permit and he said that was our job. I would be fine to get one, but as a licensed builder he should know not to start construction until he sees the permit. As a person he was great to work with, but his work is not worthy of the thousands we handed over. Our deck has been standing for one month and is already sagging."

Sunrooms and Patios questions, answered by experts

A screened-in porch requires maintenance to keep the screens clean and in good shape, and you may have to do some screen repair or replacement from time to time. A screen porch isn’t an all-season porch, so the weather can get in, including wind and rain.

If you’re trying to decide between a sunroom and a screened-in porch, the right choice will depend on your priorities. A screened-in porch costs only a fraction of the price of a sunroom, but in exchange, it has much more limited use. A sunroom will add more value to your home, but at a much higher up-front cost and longer construction timeline.

Yes, the weight of a sunroom will put a lot of pressure on the deck below, so ensuring solid footings beneath the deck posts is critical before building. Sometimes, basic, lightweight, prefabricated sunrooms can sit on top of a deck with strong existing foundations, and you can get away without adding additional supports. In many cases, though, the foundation will need reinforcement to support the extra weight.

A lanai is a covered patio with open walls, while a Florida room has sides made of mesh screens or windows, with or without partial low walls. In addition, lanais often use concrete or other patio flooring, while Florida rooms may have more indoor-style flooring like tile or wood. Both allow you to enjoy the outdoors without being in the direct sun, but a lanai doesn’t offer any barrier against insects or debris.

In most parts of the U.S., adding a screened-in porch requires a building permit. Since this type of project often involves structural work and changes to your home’s footprint, homeowners should adhere to local guidelines. That said, permit rules can vary widely depending on where you live and how extensive the project is. Before you start sketching out plans or ordering materials, check in with your city or county’s building department to avoid headaches, fines, and potential structural issues down the line.
