Imagine hiring somebody to demo and haul 40 tons of concrete slab when you have never looked them in the eye? Thankfully we hired Frank because there were shocking unforeseen problems. The kind of problems that make your heart sink when they come up. Did Frank send me a change order for an inflated rate because I was three time zones and helpless? Nope. Could he have? In a minute.
