Home Building questions, answered by experts

Modular homes can be a great investment, especially for those who find the prices of stick-built real estate too high. Modular homes are usually much more affordable because they’re mass-manufactured and then assembled on-site or delivered mostly assembled. If they’re installed properly and by professionals, they can last for between 50 and 100 years, potentially making them an outstanding investment.

Some, but not all, home improvements are tax deductible or offer other tax benefits. For example, if you make green improvements to your home, such as installing a heat pump or solar panels, you may qualify for a tax credit. You may also deduct the cost of home improvements you make to improve the accessibility of your home or to allow yourself or another resident to age in place.

On average, exterior brick siding costs around $18,000 for a 2,500 square foot home. Whereas vinyl costs around $11,000 and engineered wood costs around $4,000 for the same size home. You also need to account for the cost to paint the material afterward.

The requirement for building permits varies by location, but most building departments will require permits for any changes to the structural components of a home. They’ll also require them for changes to the plumbing, electrical, and HVAC components, as well as any permanent improvements to the land, including concrete patios or foundations for additions or outbuildings. You also might need permits for things like roof replacement and window replacement, depending on your local government.

You can’t add home addition costs to an existing mortgage, but you can include them in a new mortgage if you take out a rehab loan. Rehab loans—FHA-backed 203k loans and conventional rehab loans—are for more than the value of a property, and the excess is meant to cover the cost of a renovation or home addition.
