Look for another builder. Great plans and home layouts. Focused on production, production, production and closing to get their $$$$. NEXT! Took months after close to get yard installed, welcome to mudville around house. Subpar workmanship and horrible warranty program. Tile in shower uneven, trim unfinished and grouted in drain so could not unscrew. Backing up due to construction waste being put in drain. Padding stapled in areas, creating indents and uneven carpet feel throughout house. Water leak at 14 months, after warranty expired, flooded upstairs bathroom, garage ceiling, kitchen wall and surrounding areas due to missing plumbing connector under sink. Had to follow up and reiterate punch list. Warranty work a constant fight and you have to do all the work and follow-up to get things finished. They do not follow their own promised warranty follow-up schedule. Skipped walk through. Still working out warranty issues at 14 months. Lack customer focus or concern. Production and getting paid are keys for this company. You are a number only!

My wife and I have been working with Mayberry for about 12 years. We talked with an amazing women named Jodie for our build. She was extremely patient and kind. We met with her a lot over those 12 years and never did she push us to build when we were not ready too. It did take that long for us to pay our debt off and save up but it was WORTH IT. Jodie knew what to look for and made recommendations on the things we were not sure about. She would then explain why so we understood why she recommended those things. During the planning phase there is a LOT of things to go over, but they take care of you to ensure it's not too overwhelming. Jodie was always willing make changes (even when we changed our minds back and forth). During the building portion it was amazing to see how quickly it went. We stopped by the house most days and talked with the sub contractors. Everyone we talked to was very kind and knowledgeable. Our point person on the job was Joe. He knew what was going on and had things planned out for the entire project. If we wanted to change something (and we did a lot, sorry Joe) he had no problem with it. He would then immediately contact the sub contractor to ensure it got done. After the house was complete he asked us for a list of "issues" we noticed and he would get it taken care of. We did a VERY thorough search through the house noting anything no matter how minor. What we found was mostly some paint touch up and only 2 items that needed to get fixed. Now I'm not a picky person but with a new house you expect things to be perfect, and I can say that Mayberry delivers. As far as warranty I can't speak too much as we have only had the house for a few months now. I can't imagine it will be any different that the rest of the Mayberry experience we have had. I would HIGHLY recommend you use Mayberry for your next house.

They do not respond to emails or calls to fix defective items from when we signed papers like removing their workers footprints from front porch and garage! Now they are saying it is pat year for warranty work! Warranty work is something that seems to be working has issues later in like a nail pop.But permanent footprints in cement was defective from day one after putting it on initial list and showing them on walk through.

We have built multiple houses and completely remodeled one so we know problems are expected. But all of our past experiences were that the builders and contractors had pride in their work and made reasonable repairs. Mayberry representatives were hard to work with, non-responsive, outright lied to us, and almost all repairs that were agreed upon were substandard. The amount of time we have had to spend arguing about problems is staggering. We strongly recommend that you do not build with Mayberry. Read further for details. First the limited good experiences. Sales staff were no pressure; design flexibility was incredible; the construction manager was pleasant; furnace, AC and hot water heater are efficient and high quality; and 2 x 6 construction is used. But the bad way outweighs the positive. In the interior, the standard cabinets, carpet, vinyl floor, plumbing fixtures, and molding are all low building grade. Paint is sprayed on before trim is installed and drywall repair is complete – then they go back and repair and roll and brush the repairs. The result is pathetic especially in the 2 story entrance. When the painter came to “fix” the mess he said he could only do touch up and if he tried to fix it would just look worse. Nail pops continue to surface even after 2.5 years. Several interior doors do not latch, even after being “fixed.” There are many areas of very poor drywall finish that they would not fix. HVAC system is very loud as there is only one return air duct on each floor, located near bedrooms, and each bedroom has a pass through vent that allows noise and light to enter the room. Bathroom fans are very noisy and completely ineffective. Plumbing was not strategically run resulting in substantial noise in the bedrooms when anything drains. Closet shelves were sagging and extra support had to be added. Sump pump pipe was not even glued and leaked when first turned on. The kitchen floor shakes when our small dog walks across it and it feels like an earthquake when anybody walks on it. Kitchen cabinet doors do not line up as the cabinets were not installed level, than can be seen visually without a level, which they refused to fix. Caulk around countertops is sloppy. Caulk around windows cracked in about 1.5 years. There are numerous problems with the exterior. Windows are terrible. One periodically leaks water and another has a draft that we were told is normal. The cost to upgrade anything was very steep so we upgraded very little and have undertaken a number of remodeling projects to improve the home. During these projects we found that the house was not properly sealed. There is no caulking in many locations where the wall touch the floor in the basement and bathroom which explains the tremendous ant problem we had even before moving in. Zip wall only works if properly taped so we had to check and repair frequently during construction. We have had numerous problems with vinyl siding as many pieces do not line up. Some of these problems were fixed under warranty but others continue to resurface. The aluminum coil in many places is coming off, even during the first year, but was told this is normal and it was not fixed. The stone façade is a complete mess with stones cracking and falling off, luckily no one has been injured. We determined that the stone was not appropriately installed. Concrete finish is terrible and repair of a cracked section of driveway revealed that the thickness was only 3 inches, not 4. Mayberry claims the homes are very energy efficient but we are skeptical as this home is less energy efficient than our previous home, in the same region, which was even larger. This is likely due the poor workmanship and drafty windows. The cost of the house per square foot is high considering the quality and features. Even worse, the price you agree to is not the final price. The lighting allowance is not nearly adequate, you will pay thousands more to get a basic package. The electrician called and showed us everything that needed to be upgraded as it was not included, resulting in several more hundreds of dollar. The landscape allowance will be thousands short. Features were promised and not delivered and after 2 years (when warranty not in force) several plants died.

We had looked around for a while and really appreciated the availability of various models to actually walk through around the area.  Looking at something on a design and seeing how it functions in real life are two different things.  I broke our thoughts down into pros and cons below, but keep in mind overall we were happy with everything and miss getting to design everything and see the house unfold after work each day.  I feel like many of the cons we could have avoided if we just known to do something about them, either via suggestions from Mayberry during the process or by asking the right questions.
Pros:
- I had a blast going to their website and using their home configurator to get a rough idea of what we wanted using some of our favorite plans.  I wish it had let me do even more.  If I had all of the options online that they had through the selection process, I probably would have walked in with the plans ready to go.
- Kelly was great to help us get started over the year or so we were deciding upon what we wanted to do.
- We loved the actual selection process.  It was fun getting to pick out your house designs all at once to get a feel for what works together, and having someone there to help guide us through that process.
- For the most part, it was stress free.  I've heard a lot of people that building a house can be very stressful, but I think making the majority of the decisions up front on the process helped remove a lot of the potential stresses.
- It was done quickly.  I was a little leery at how fast everything happened once they got started, but I realized when I'd stop by there would often be two or more different teams working on various parts of the house at the same time, so I feel like they had the scheduling down pat.
- The customizations we had done turned out great.
- Insulation - I was prepared for a lot of propane usage that first winter and we ended up with tons of credit with the propane service to last us through the next year.
Cons:
- When they suggest going through some suggested lenders, there is a reason.  My lender was very surprised with the way things worked, and had quite a difficult timeline near the end as we didn't end up with the final price of the house until about 2 days prior to closing.  Not knowing what the final price was going to be(due to a couple minor changes in the process along the way) caused us to miss out on a few things we would have liked to have done at the end because we didn't want to go over budget and stress out our lender even more.
- I don't think our AC unit is appropriately sized for our house, and I didn't even think to look into upgrading it.  If you have people over in the summer and want to cook them some food inside, you hopefully thought ahead to cool the house a few degrees lower than you wanted before their bodies arrived to add heat, because the unit cannot keep up.  As long as it's just the family, it works ok.
- The base windows seem disappointing.  I swear I can hear everything going on outside, and the moisture that condenses on them seems excessive.  I read to expect some of the condensation issues, but I would think higher quality windows would be able to keep the inside and outside panes separate enough that it wouldn't be an issue.  It isn't exactly plausible to keep the house at 5% humidity level in the winter just to keep the moisture off the windows.
- I hate to use this word, but some things just feel cheap.  For example, everything outside rattled.  Screens, vent flaps, lights, some fascia...all of it made many noises during any significant wind.  I've managed to take care of some of this through various means, so it doesn't bug me nearly as much as it did initially.  When someone slams an outside door(kids) my cheapness spidey sense tingles too.  The floors also seem to make a ton of noise(creaking, footsteps).  I don't know if it has just been so long since I lived in a two story house that I had forgotten what an upstairs sounds like, but it seems excessive.  There won't be anyone sneaking up on me from the upstairs any time soon.

Wow, this was a very amazing experience.  It started with Kelly, who is a very good sales person to work with.  She wants to address your issues and respects how you want to make the home your design.  It looked like it may be a winter build on the foundation and I had concerns about the cement foundation setup.  Kelly set up an appointment to meet with the Bob, the owner, to to talk and walk through the process and my questions were answered.   We met with their interior design coordinator in their extensive showroom to pick out the flooring, cabinets, roofing, siding, etc.  It was an amazing experience.  We also picked out special  items we liked at Lowes for a kitchen sink & faucet.   Gave the information to Mayberry and they obtained them to install.  The building process went great with the field superintendent.  We did several change orders with him and it all worked very smooth (added more basement egress/lookout windows)
When we did the walk through prior to closing, the field superintendent found more items than we noticed.  They wanted them all fixed prior to closing and they were (nothing major, paint nicks and small touch ups).  The inspector made a check of all the faucets, toilets, electric outlets, lights, etc in each room.   Everything was touched to make sure it worked correctly.  Closing was a snap at their office location. Mayberry sends out a home inspector about 1 month after living in the home,   He was outstanding.  He walked through and found issues to fix that we did not see (again small ones).   The same person came out about the one year mark and did another amazing walk through.  Again, we did not have any issues, but he found some were normal wood and dry wall has settled - dried out, and had the painters come back and touch up.   
Overall, this was a great building experience.  We built a new home back in 1992 and we felt that  builder did a fair job at a fair price.   The home was solid and met our expectations.   The Mayberry experience was way beyond that builder.  Mayberry did a great job at a fair price.  Kelly was outstanding to work with and great example of Mayberry's customer focus
