Pros:
- I had a blast going to their website and using their home configurator to get a rough idea of what we wanted using some of our favorite plans. I wish it had let me do even more. If I had all of the options online that they had through the selection process, I probably would have walked in with the plans ready to go.
- Kelly was great to help us get started over the year or so we were deciding upon what we wanted to do.
- We loved the actual selection process. It was fun getting to pick out your house designs all at once to get a feel for what works together, and having someone there to help guide us through that process.
- For the most part, it was stress free. I've heard a lot of people that building a house can be very stressful, but I think making the majority of the decisions up front on the process helped remove a lot of the potential stresses.
- It was done quickly. I was a little leery at how fast everything happened once they got started, but I realized when I'd stop by there would often be two or more different teams working on various parts of the house at the same time, so I feel like they had the scheduling down pat.
- The customizations we had done turned out great.
- Insulation - I was prepared for a lot of propane usage that first winter and we ended up with tons of credit with the propane service to last us through the next year.
Cons:
- When they suggest going through some suggested lenders, there is a reason. My lender was very surprised with the way things worked, and had quite a difficult timeline near the end as we didn't end up with the final price of the house until about 2 days prior to closing. Not knowing what the final price was going to be(due to a couple minor changes in the process along the way) caused us to miss out on a few things we would have liked to have done at the end because we didn't want to go over budget and stress out our lender even more.
- I don't think our AC unit is appropriately sized for our house, and I didn't even think to look into upgrading it. If you have people over in the summer and want to cook them some food inside, you hopefully thought ahead to cool the house a few degrees lower than you wanted before their bodies arrived to add heat, because the unit cannot keep up. As long as it's just the family, it works ok.
- The base windows seem disappointing. I swear I can hear everything going on outside, and the moisture that condenses on them seems excessive. I read to expect some of the condensation issues, but I would think higher quality windows would be able to keep the inside and outside panes separate enough that it wouldn't be an issue. It isn't exactly plausible to keep the house at 5% humidity level in the winter just to keep the moisture off the windows.
- I hate to use this word, but some things just feel cheap. For example, everything outside rattled. Screens, vent flaps, lights, some fascia...all of it made many noises during any significant wind. I've managed to take care of some of this through various means, so it doesn't bug me nearly as much as it did initially. When someone slams an outside door(kids) my cheapness spidey sense tingles too. The floors also seem to make a ton of noise(creaking, footsteps). I don't know if it has just been so long since I lived in a two story house that I had forgotten what an upstairs sounds like, but it seems excessive. There won't be anyone sneaking up on me from the upstairs any time soon.
When we did the walk through prior to closing, the field superintendent found more items than we noticed. They wanted them all fixed prior to closing and they were (nothing major, paint nicks and small touch ups). The inspector made a check of all the faucets, toilets, electric outlets, lights, etc in each room. Everything was touched to make sure it worked correctly. Closing was a snap at their office location. Mayberry sends out a home inspector about 1 month after living in the home, He was outstanding. He walked through and found issues to fix that we did not see (again small ones). The same person came out about the one year mark and did another amazing walk through. Again, we did not have any issues, but he found some were normal wood and dry wall has settled - dried out, and had the painters come back and touch up.
Overall, this was a great building experience. We built a new home back in 1992 and we felt that builder did a fair job at a fair price. The home was solid and met our expectations. The Mayberry experience was way beyond that builder. Mayberry did a great job at a fair price. Kelly was outstanding to work with and great example of Mayberry's customer focus
