"This is the second time we have hired RIvertown Flooring to install/finish wood flooring in our home. We could not be happier with the job that was done! Andrew is amazing and extremely talented. His knowledge and experience were the reasons we hired him again in our new home. Would not hesitate to hire him again in the future!"

"David was responsive and answered my questions in detail. Great experience working with them. Just wanted a third party opinion on a property before selling, which is exactly what I received. Miranda (person who came to property) was communicative and nice to work with."

"Bob is very professional and friendly.  He responded right away to my initial call and met me the next day for an estimate, which I received via email two days later.  He told me what items I needed to purchase and where and he began working right away.  He has one "assistant" who also does a very good job.
They are both great at what they do, try to get the work done at or under the bid and finish in a timely manner.  Bob is very helpful with any home improvement questions and also referrals for other work to be done.  And they were both great with our dogs!
I highly recommend Bob for any home improvement needs!"

"I had great service! The agent who did the faucets was very polite, and professional. He did a great job, our faucets are nice and sturdy. On the washing machine issue, the agents that arrived were also polite and professional. The agent said that the machine needed to be replaced. Fortunately, the coverage I had allowed me to be approved to purchase a new one! I guess I made the right (CHOICE HWS)"

Real Estate Agents questions, answered by experts

Some appraisers hold a Member of the Appraisal Institute designation. This accolade is the highest credential property appraisers can earn. An MAI appraisal is typically used for commercial properties.

While your lender will likely recommend an appraiser, you can also hire a professional home appraiser on your own. Choose someone who is experienced in your type of residential property, and ensure they hold all of the necessary credentials that your state or region requires.

A kitchen remodel can increase home value significantly, with a return on investment (ROI) ranging from 50% to 80%. A well-executed kitchen remodel that enhances functionality, aesthetics, and energy efficiency attracts more buyers and commands a higher selling price. Smaller remodels can have a higher ROI, since less cost is invested than what would go into major or complete remodels while still offering valuable enhancements.

Avoid using a home equity loan for non-essential or short-term expenses like vacations, luxury purchases, or temporary financial fixes. It’s best to reserve home equity loans for long-term investments, such as home improvements, that can add value to your property or financial position.

Local regulations dictate how big an ADU can be, and there may also be restrictions on the percentage of the main residence’s square footage an ADU can have. In most cases, an ADU must be smaller than the main residence, but check with your local building authority to confirm restrictions on ADU size.

If a home's appraised value comes in lower than the offer price, it can create complications with financing. Lenders typically won't issue a loan for more than the property's market value, as this can push the loan-to-value (LTV) ratio too high and may prevent the loan from being approved. Your options depend on whether your purchase agreement includes an appraisal contingency. If there is no contingency, both parties may be locked into the deal, meaning the buyer pays more than the appraised value. If a contingency exists, the buyer can usually renegotiate the price or withdraw from the deal. If a buyer still wishes to proceed, they can try to negotiate a lower price, increase their down payment to cover the difference, or get a second appraisal.
