"Workers were here 'sort of' on time. Job took a day or two longer than expected. New shower looks great. Shower floor is an issue. The floor is not solid, and takes some getting used to. Overall, we are happy with the new shower, but the floor needs to be addressed along with a chip in the floor ceramic tile, caused by workers."

"What I really appreciate is that when we negotiate price We agree on a price range. If all goes smoothly, I am charged the bottom end of the range. If unknown problems show up like water damage wood, mold, insect infestation, these will be correctedbwith the understanding that we are moving up the price range. We both end up satisfied. Thats why today today I have contracted for my 4 th job in 3 yrs. As floors are exposed and walls come down., I am shown the good workmanship of previous contractors, but I am also shown work that involved shortcuts to get the job done. Lance has assured me that with my approval he will correct defects and have. quality work. Thats what we get at a fair price. Quality, Service, and Price. We get all 3 with Lance, The owner We couldnt be happier."

"Pete was very professional and thorough!!  He was came when he said he would and did what he said he would.  He made recommendations without any pressure for additional work/cost.  The estimate was what I paid.
The windows look great.  He was careful of details.  I would hire him again.   VERY GOOD WORK!!"

Floor Sanding questions, answered by experts

You should always calculate real estate development costs on a case-by-case basis, so there’s no specific formula to estimate your total. You should speak with a local construction manager to see what you’ll need to do in terms of clearing and leveling the land, connecting utilities, and pulling permits for construction. A professional will be able to get you an accurate estimate for land development.

A land survey provides precise property boundaries, reveals legal encroachments, and identifies rights-of-way, minimizing disputes. Understanding the exact dimensions and features of the property aids in informed decision-making and safeguards the buyer's investment.

Costs vary, but you can expect to spend between $1,000 and $4,000 to prepare land for a mobile home or before you build a house. You’ll need to clear enough land for the foundation, which may require leveling or grading, as well as removing trees, stumps, and plants. Don’t forget to plan for permits and fees and the installation of a gas line, water line, and sewer main.

Land surveying can help give clear guidance on your property boundaries for numerous situations. And in some cases, having your land surveyed is a requirement. Some common reasons to have your land surveyed include:

  • Planning for construction projects, like building a fence

  • Locating utilities, such as plumbing fixtures

  • Settling property line disputes

  • Creating subdivisions

  • Meeting mortgage requirements

  • Selling your property

There are a couple of ways you can determine the depth of your well. One method is to use a device called a well sounder. This tool has a long measuring tape containing a sensor to alert you once the end reaches the water.

Or you can DIY it by using a long tape measure with a half-filled bottle of water attached to it. Lower the tape measure into your well. Once you feel tension on the tape, you’ll know the bottle has reached your static water level. This will give you an approximate idea of your well’s depth.
