"My first conversation went well with Bob.  He seemed very knowledgeable and hands on with his projects.  I was impressed at his level of expertise and guidance.  Bob started to quote the job, but realized it was too big and too far so he referred another contractor to reach out to me (Ulrich Construction).  The new contractor has reached out to me and is spending a great deal of time working on getting information to quote the project, which has impressed me a great deal.  This contractor is closer to the rental property and hopefully can provide a more reasonable quote.  I would like to say that this situation speaks volumes about Bob's integrity.  He knew that he could not do the job and/or at a reasonable price so rather than take it and make the customer unhappy, he referred me to another contractor.  It is for this reason I would hire him for a different job.  I unfortunately can not speak to Bob's quality of work or timeliness on the job site, but certainly his integrity is 5 star in my opinion for doing what most would not.

That means you could feasibly borrow up to $80,000 if an appraiser determines that the addition or bump out will add $100,000 in value to your property. You might also be limited by your debt-to-income ratio or credit score.

Ensure the property is clean, provide access to all areas, and supply relevant documents, such as recent upgrades or tax records.

Basement bedrooms can count toward your room count and the square footage of your home on an appraisal if they’re fully legal, which means they have proper ventilation and points of egress, as defined by your local building code. Simply partitioning off a space for a bedroom in an otherwise unfinished basement that isn’t a legal living space won’t affect your appraisal value.

As a seller, it might feel tempting to skip the appraisal, especially in a hot market that sees a lot of all-cash offers. While you can technically forgo it and hope for an all-cash offer, you’ll likely have a very tough time selling without an appraisal. 

In addition to protecting lenders from risk, appraisals also protect buyers’ investments. As such, it isn’t typically recommended for buyers to skip appraisals.
