"Andy Lockwood is a true craftsman who helped unlock the beauty of my white oak hardwood which has not been touched for 58 years. Communication was smooth mostly by email and a few phone calls. I was fortunate in that Andy had an opening over the Christmas holidays. I found Andy to be extremely knowledgeable, detail oriented, hard working and reliable. He went above and beyond by making a wood sample with several stain colors my wife and daughter could choose from, vacuuming my vents out, and sanding down my shoe moulding. He accomplished the work over a weeks time. What impressed me most was how hard the work is. The equipment was heavy and awkward. Andy had all the necessary tools. The final price was quite reasonable given all the work involved."

"Todd Aldrich from Allstate Apprairsers contacted me within minutes, and we set an appt. He arrived on time and spent 2 hours touring our property and residence. He took a lot of photos and already knew our tax apr. He was very thorough, measuring every room. He found 4 comparable homes in our area. It took one week to receive his report, as agreed. We are very pleased with his findings, and it has helped us set a price on our home, which we intend to sell. He was very professional, we would highly recommend his service, if you should require an appraisal. Mike & Dawn B."

Property Appraiser questions, answered by experts

Xeriscaping can absolutely increase your home value, but the return on investment (ROI) depends on where you live and how prevalent xeriscaping is in your area. In drought-prone climates, xeriscaping can boost your curb appeal and make your home more appealing to buyers due to the reduced maintenance and watering costs. However, in areas where xeriscaping isn’t the norm, some buyers may be willing to pay less for a xeriscaped property if they don’t like the appearance.

In most cases, you can expect home automation to boost your home value. This technology makes the homeowner’s life easier and more comfortable, and some provide increased safety and protection. Buyers will likely recognize value in security systems and utility monitors, as well as comfort-focused upgrades that save on electric bills while keeping interior rooms at the desired temperature and humidity. On average, you can expect a 50% and 75% return on investment on home automation services, and potentially even more if the automation reduces homeowner’s insurance.

Yes, home appraisers look at your windows when appraising your property to determine the market value of your home. They’ll factor in the type of windows, quality, condition, whether or not there are screens covering the windows, frame materials, size, insulation, and more to come up with an unbiased property assessment.

A property valuation, sometimes called a comparative market analysis or CMA, provides a real estate expert’s opinion on how much your property will sell for. It takes many things into consideration, like the condition and location of the home, but ultimately, all that matters for a property valuation is what a buyer might be willing to pay for the property. An appraisal is more concerned with determining the value. A valuation is to estimate what you’ll get for a property, while an appraisal helps a lender establish loan-to-value ratios and loan amounts.

While some aspects of an appraisal, such as comparable properties nearby, are out of your control, there are several steps you can take to potentially increase your home's value. Make any necessary repairs and upgrades before the appraiser's visit, as they can only value what is currently part of the home, not its potential. Examples include renovating older areas, updating landscaping to boost curb appeal, and staging your home. You can also provide the appraiser with the cost of recent upgrades, which may increase your home's value by about 50% or more of what you paid for those improvements.
