Regularly inspecting your foundation—at least the visible sections—for signs of foundation issues like moisture and pest infestation is a good way to identify slab leaks early, as is keeping an eye and ear out for water damage to indoor building materials, above-average water bills, sounds of running water when no fixtures or appliances are on, and indoor humidity that causes the temperatures to feel more extreme. You can seal a concrete slab by cleaning the surface, filling in any cracks, etching the surface, applying a sealer, and letting it dry. Concrete slabs don't typically need sealing, but you can use a topical concrete sealer if you notice signs of water damage. If you haven't already fixed the cause of the leak, then you'll want to repair the plumbing before you seal a concrete slab.

Although some concrete cracks are cosmetic, others can be more serious. Cracks wider than ⅛ inch or that extend through the slab are serious and can cause structural damage. If you notice these types of cracks in your concrete patio, contact a local contractor who installs concrete patios to inspect the damage and determine how to fix it.

Most single-story homes don't have foundations strong enough to support a second story, but they can be reinforced for an addition. A structural engineer can assess your foundation and what needs to be done to get it ready. They'll look at any cracks or unevenness in your current foundation and consider any special framing or beams your home needs, especially if it’s in a high-wind or hurricane area.

“To support a second story, many structural engineers will require that you install additional concrete piers in the crawlspace,” says Tschudi. “This involves hand excavating, pouring a large concrete footing—usually with specially coated rebar—and then building concrete piers right up to the girders.”

If your foundation repair claim gets denied, the first step is to carefully read over your policy and denial letter so you understand the reason for the denial. Then, gather evidence and documents that can support your case and appeal the denial with your insurance company. If your insurer does not eventually honor your claim, you may want to file a complaint with the insurance department in your state. In some cases, it may make sense to work with an attorney and file a lawsuit.
