In most cases, you’ll get double the life or more out of a metal roof than you would from a shingle roof, which helps make the higher cost of a metal roof more manageable.

You’re going to need a permit for nearly every roof-raising project. This is a very important step, as the work you’re doing has serious safety considerations. Professionals are the ones to handle this type of work—including sourcing the permits—as they have the expertise required to perform the work safely. Insurance and warranty are usually voided if you do this work without a permit, and you may even be required to halt construction and tear it down as a penalty for working without a building permit.

While you technically can add a roof over shakes or shingles, it’s not a good idea. Roofing over existing roofing creates a moisture barrier underneath the new roof and since the trapped material is wood, you can expect a moisture problem. While you could get away with installing a new roof over asphalt or steel, wooden roofs should be removed, new underlayment installed, and the new roof installed over that. Also, the extra weight would add strain to your roof structure.

Just like when you’re shingling a roof, you can install felt underlayment under a metal roof, but a synthetic underlayment like adhered ice and water shield is the best option. These use adhesives rather than mechanical fasteners, so you have fewer penetrations going through your roof deck and a lower risk of leaks. Ice and water shield is also easier to install because you don’t need additional tools or fasteners to attach it to the roof deck.

The materials that make up your roof will determine how long your roof will last. Typical three-tab shingles generally have a life span of about 20 years, while architectural shingles can last up to 30 years under proper maintenance. Metal roofing materials have longer expected life spans, starting at around 40 years. They can sometimes last up to 100. Slate roofs can last 150 years or longer with proper care.
