Building an A-frame roof falls under the category of constructing a steep roof. While its structure is relatively simple, its height and requirements for more materials than a shallow roof design can increase its cost significantly. These use adhesives rather than mechanical fasteners, so you have fewer penetrations going through your roof deck and a lower risk of leaks. Ice and water shield is also easier to install because you don’t need additional tools or fasteners to attach it to the roof deck.

Most traditional lenders will not loan against a house with a leaking roof, and some lenders won’t lend against a home with a roof near the end of its lifespan. If the roof on your new home is in poor condition, you may need to have the seller offer a credit for a roof replacement after closing, or you can opt for a renovation loan—also called a 203k loan—to bundle the house and the roof replacement into one loan.

Using an ice and water shield underlayment under a metal roof is a good way to protect the roof and your home from damage in colder climates that see a lot of winter weather. Traditional underlayment isn’t effective underneath a metal roof, though, so be sure to install one specifically made for metal roofs to get the best protection.

Underlayment is required by building code, so any roof installed without it is technically against code. The underlayment acts as the second layer of defense against water, so installing a roof without underlayment means a much higher risk of roof leaks. You’ll have the best chance of avoiding roof leaks if you install drip edge flashing covered by underlayment, and then install your roofing material over that.
