Chimney Inspection questions, answered by experts

Yes, you should seal and cap an unused chimney to protect it from damage. Sealing the structure helps prevent moisture damage, which can lead to issues like cracks, spalling, efflorescence, and damaged mortar joints. Capping the chimney is also crucial to prevent blockages, damage from invasive critters, and downdrafts, while still allowing for proper air ventilation to manage moisture. For the best results, consult a chimney professional to select the right type of chimney or flue cap for your home. It's also wise to continue with annual chimney inspections to maintain the structure's integrity.

Fall is widely considered the best time of year to replace a roof. The moderate temperatures are ideal for roofing crews to work and for new shingles to seal properly. Additionally, autumn weather is often drier, reducing the risk of weather-related delays compared to the rainier spring season.

While spring is also a viable option, the higher chance of rainfall can slow down the project. The main drawback to a fall installation is that it's the peak season for roofers, which can lead to higher prices and scheduling challenges.

To potentially save money, you could consider scheduling your roof replacement during the summer or winter off-seasons. However, both seasons have significant disadvantages. Extreme summer heat can make shingles too soft to handle, while winter's cold, snow, and ice can create dangerous working conditions and prevent shingles from sealing correctly, as they typically require temperatures above 40-45°F.

Most roof repairs require a permit, though you should always check with your local municipality to confirm whether one is necessary. Some small, immediate repairs may not require immediate permit approval, but larger emergency repairs likely will. If you do any roof repairs without a permit, you could be on the hook for penalty fines, stop-work orders, and legal problems.

Generally, snow guards are not required by building codes unless a local municipality has included them in their code. Even though they are not usually required, snow guards are highly recommended, especially for metal roofs in areas that see significant snowfall throughout the year. They act as a barrier to large loads of snow that can slide off a roof, potentially injuring people and damaging property.

Hail damage on a roof varies depending on the roofing material. On asphalt shingles, it can appear as dark or white chalky circles where granules have been knocked off, or as cracks, dents, or bruises. For wood shingles, hail may cause the wood to split and crack. On metal roofs, hail damage is often easier to spot and looks like dings and dents. The age and condition of your roof can also affect the appearance of the damage. Regardless of what you see, it's recommended to have a professional inspect your roof after a major storm to fully assess the extent of the damage.
