I reached out to them to install a joist support system under my kitchen so that I can renovate this year. There were floor joists under the back door that had been cut during a renovation about 30 years ago. JES installed a jack system but then left my foundation under the door where you can literally see daylight from the basement. I brought this up to the crew before they left late Friday night (they worked long hours just to ?finish? without even asking me if it was okay to trap me at home that late), and the lead just shrugged at me. Shortly after they left, it rained, and sure enough, water poured into my electrical room and all over the freshly poured concrete. I called Friday night, sent an email and text with videos, and called today 3 times. Each time the ?production manager? is ?busy.? Some patios will cause your property taxes to increase, while others will not. A good rule of thumb is that if your patio requires a permit, your taxes will increase. That’s because permits are necessary for “permanent” land improvements, and your taxes are based partially on improvements. Something like a concrete patio that’s considered permanent will bump up your property taxes, while a “temporary” paver patio or flagstone patio will not negatively affect your taxes. Keep in mind that this can vary, so always contact your building department to see if your patio project will affect your taxes.

If you don’t put gravel under concrete, the concrete can crack, sink, bow, or crumble. Even the concrete forming process will not go as smoothly if you are working directly on the soil or bare bedrock. The lack of a proper gravel layer can also lead to drainage issues below your slab, leading to water issues throughout your lawn and around your foundation.

If you're only working with a gravel pad, and there is no concrete foundation, you might be able to upgrade to a concrete slab, but you’d have to speak with a professional concrete expert to confirm and get pricing. If you have a concrete foundation or cement block walls around the area where you want to build flooring, you might be able to pour a new concrete floor over the existing one to forgo repairs. Again, speak with a concrete expert or foundation company to see if this is an option.

The International Building Code requires individual step risers in a residential staircase to measure between 4 and 7-3/4 inches and the maximum rise of a staircase not to exceed 12 feet between landings. Individual step treads can’t be less than 10 inches deep.

Some local authorities and building codes require that you secure concrete stairs to the foundation wall or to your concrete slab. Check with your local building department for guidance. For older homes without a foundation, you’ll need to install a new footing or base beneath the steps. This could be a simple gravel bed or a more complex concrete footing, which a professional concrete contractor can help you with.
