They were more than prompt with their arrival, as they called two hours prior to the scheduled time to notify me that their first appointment was cancelled and they would be available to get to my home earlier than scheduled. Daniel assessed the chimney (positioned himself on the roof) while Justin got to work in the cellar where the oil-burning furnace is located. They were assessing an issue that had been previously discovered by a furnace serviceman who noticed a dangerous amount of debris collecting in the bottom of the chimney shaft, which was partially blocking the exhaust path from the furnace. Both determined that the debris consisted of masonry particles shedding from the inside of the chimney, which had no liner. (Chimney is quite old, built at a time when liners were not required.) Justin further described an issue with the connecting pipe (from furnace to thimble) regarding excessive number of elbows and an declining position, both of which hinder efficiency of exhaust release. Both answered all of my questions as I observed their work, provided recommendations for follow-up maintenance (stainless steal liner, insulation), etc. About two weeks later, they provided an email with an itemized estimate, one with a price including the insulation, one without, so that I could make a decision based on my budget and preference. (I further researched the benefits of adding insulation and made my decision from that.) Compare this with the first company we used, Complete Chimney & Fireplace of some unknown location in Virginia (absolutely no brick-and-mortar address on their card, their website, or their forms---only "Dan" and a phone number (and a PO Box). They did a perfectly adequate job replacing the fireplace box tiles, and they also did a largely adequate job replacing our surround, except for the bad collective decision (between "Dan" and his helper and the two of us) to not make the bottom piece of granite long enough. -- This is work that they can do, but it's not their specialty, clearly. They also didn't give us half the advice that Mr. Raycroft did, and they never went on the roof to notice that the cap over our chimney was both smashed in--and the wrong cap. "Dan" and his guy were also nice enough, they got two jobs done for us, and they also cleaned up after themselves, but we just can't figure out how they got the highest ratings on Angie's List. Complete Chimney & Fireplace is a good hire if you already know all you need to know about chimneys, mantels, and surrounds, and you simply want to hire a company to carry out the specific instructions that you provide. Rooftop Chimney Sweeps, Ltd., is for the rest of us, IMHO.

The recommended course of action was to: (1) remove the terra cotta liner and replace it w/ a stainless steel liner; (2) repair 10 courses of bricks in the chimney using as many of the old bricks as possible; (3) re-cement the chimney crown; (4) remove the sapling and repair the damaged bricks/mortar in the rake; (5) replace the 1940s era damper w/ a modern one. We were confident any of the three companies would have done a good job. Priddy came in w/ the lowest bid, so we went w/ them. Winstons' bid also included a proposal to build a gutter-like ridge along the roof-line directly above the rake, to prevent future rain runoff from causing erosion and creating the conditions for a repeat of the sapling situation. As part of the contract finalization w/ Priddy, the sales manager agreed to include the ridge project and tell the work team to do so. We didn't amend the contract, but I expected it wouldn't be a problem as it was a small part of the overall project. The team came out the next day to set up the saffolding. The following day it completed the liner work. The weekend passed and early the following week they completed the chimney, crown and rake work. That part of the project was completed in less than a week after we signed the contract. I called the sales manager to ask for digital photos of the chimney liner work and to remind him of the ridge. He told me Priddy only did digital photos if the customer asked for them before the work was completed. I would think such a photo would be standard operating procedure, but I let it go. On the ridge, he vaguely recollected agreeing to it - even though he had said he'd include it in the work order. He said he'd have to check w/ the work team and he'd get back to me. I had to call 2-3 times over the next couple of weeks to get follow through. He finally arranged to have a technician come out to look at what had to be done. When the technician came, I explained the need. He understood and said he'd draw up a plan. He then told me it would cost $800 to build a roof cricket, which sounded like a more extensive project than I had requested/needed. I explained the work was supposed to be a part of the original contract. We agreed that I would speak to the business office the next day. When I followed up the next day w/ the business manager, she stated that a roof cricket was beyond what the company was prepared to do as part of the original contract. I told her I wanted the situation addressed at the original contract cost, but made clear I didn't require something as extensive as what she described a roof cricket would be. After some more back/forth, she agreed to send a team out the next day to build a gutter-like ridge that would extend beyond the edge of the roof over the rake, so that any rainfall would fall clear of the rake -- what I had asked for originally. It took another 1 1/2 weeks and several emails to the business manager before a team came out and completed that last step. Overall assessment: Although the chimney liner and chimney crown work are not visible, I don't have any reason to think the work was not well done. The course work on the chimney and the gutter/ridge look good from ground level. I'd give an A on the work, but a C on the responsiveness/punctuality side.
