Customers say: True professional

"My Appraiser Candy Watts was excellent. She informed me of what she was doing, she explained and answered all of my questions. Candy knew what she was doing, I would request for her again if and when I need another appraisal. I would like to also say Candy Watts was on time for the appoint that we set up as well. Thank you again Candy Watts for your help with this."

Customers say: Quick response

"I was seeking an appraisal for the estate of a deceased relative. Mr. Brown understood exactly what I needed--including what the Register of Wills would need. He responded to my request very quickly, was extremely courteous, showed up on time and delivered the high quality appraisal exactly when he said he would . An excellent professional with whom to work!"

"I hired Jeffrey to give me an appraisal after I perform the number of upgrades on my home. Jeffrey was realistic, informative and very fair in his appraisal. I appreciated his willingness to walk me through the appraisal and to give me a true sense of the value of the property. I especially appreciated that he was conservative and fair. I'm certain this appraisal will stand the scrutiny of USDA and any Federal Bank. Sometimes appraisers work for the bank. I felt Jeffrey was protective of my interest. Jeffrey gave me confidence in me potential investment."

"Cindy helped us purchase a home in Alexandria when we were moving to the area from out of state. She was recommended by a colleague, and we were very happy with our experience with her. She is extremely energetic, and gives the impression that she loves what she does. Cindy listened to my initial ideas of the criteria we were looking for in a house, and once we started viewing houses she quickly picked up on what types of details my husband and I really liked and really disliked. She asked questions to clarify what type of compromises we might be willing to make, and when there were houses that seemed like good matches that we eliminated from our list, she asked additional questions in order to understand what the deal breakers were for us. She was very willing to point out potential issues and concerns in the houses we looked at - she was down on her hands and knees checking for damp, testing wood for rot, examining carpets, and looking at details of construction (like the type of cabinets and drawers in the kitchen). This honesty and engagement in the process is one of the things that we most valued about working with Cindy - we felt that if there was a big issue with a property, she would be sure to point it out to us. We absolutely felt that we could trust her to be our advocate at every step of the process. We were coming from out of town to look at houses, and Cindy spent one long Sunday and holiday Monday and another Sunday looking at houses with us. She worked really hard to arrange viewings at short notice and to fit the viewings into our constrained schedule. When we were ready to make an offer, she continued to work long hours to get the offer submitted quickly. She guided us in deciding how much to offer, and when the sellers responded and we were ready just to accept their counter, she pushed us to submit our own counter offer, which paid off, getting us a price that was much closer to our original target than we would have achieved without Cindy's help. After the inspection, Cindy helped us to put together and justify our request for a credit from the sellers to pay for needed repairs, and from there on out she checked in regularly up until the closing date. She, again, went out of her way to work with our travel schedule when we were arriving in town for the walk-through and closing, and after closing she checked in again a time or two to make sure everything was OK. I would certainly feel comfortable contacting her as a resource if any problems come up during our first few months in the house, and she has even offered advice as we prepare our old house for sale. We would definitely work with her again to buy or sell in the DC area."

"RaSaun Murphy completed my home inspection.  He provided a thorough inspection of my Condo.  He provided a thorough report and I was able to fix issues that would have come about in the Buyer's inspection.  He offered to come back and reinspect when the issues were fixed to provide and updated report.  It wasn't necessary, my Condo sold with no Buyer's inspection, because they saw the first report.  Kudo's to him.  Thanks.

"Marketplace Homes has managed two residential rental properties for me, and everything has always been very easy. They coordinate showings, negotiated rent with tenants, and hired contractors as needed at each property. I would use them for any rental property I have in the future!"

Property Appraiser questions, answered by experts

If installing board and batten fixes an issue with the home, it could increase the value, but it isn’t commonly installed for that purpose. Board and batten is an aesthetic choice and, like most aesthetic choices, will do little to raise your home’s value. That being said, certain design elements can help attract more buyers, even if your home’s price won’t see a noticeable bump.

In most cases, selling a home in as-is condition will lead to a sale price that’s somewhere between 10% and 30% lower than normal. However, it’s often worthwhile to sell at a loss because the alternative would be to pay for the repairs yourself, which could end up costing you more. Even if they didn’t, selling as-is saves you from the time and energy you’d spend coordinating the repairs.

Costs depend on the property size, audit complexity, and whether additional testing (e.g., blower door) is included.

The cost ranges from $300 to $500, depending on the property's size and location. Due to their complexity, commercial appraisals may cost more.

Yes, built-in bookshelves can be worth the investment and can add value to your home, especially when constructed from high-quality, timeless materials like luxury hardwood. They offer a practical and stylish storage solution that utilizes wall space effectively. While they cost more than store-bought units, the custom fit and potential to increase your property's resale value make them a desirable feature for many buyers, particularly for homeowners with large book collections. For the best return on investment, consider having them professionally built.
