"Very positive experience working with Cullen Real Estate and Appraisal. They were able to accommodate my schedule for the property inspection and communicated frequently. Tom, the lead appraiser, was knowledgeable, friendly, prompt, and able to answer all of my questions. The best part is that we received a complete, well-researched report within just a couple of business days...super fast turnaround! I would certainly recommend Cullen to anyone looking for a truly professional company to appraise their property."

"Excellent communications before our appointment and honest appraisal of the property advising us to find something else needing less work (less money for him).  He pointed out many things we missed in our first look at the property.  Very invaluable and we will use him in the future"

"The Deal was vague and did not explain that it did not include simple carpentry.  I did send them pictures 3 weeks ago letting them know what I needed done, and they didn't let me know until yesterday that this was not a handyman job.  They were very polite.  They were also very willing to work with me.  They suggested adding $200 additionally to get a carpenter, for what I needed."

"Siggi was fantastic. He showed up on time, on the day that we originally scheduled a free appraisal. Gave us a couple of options ranging in price for the repair, and gave a punctual outline of the appraisal via E-mail. He even took off his shoes when he came in. His price was $1000 lower then the other two appraisals we got. He gave us a start date of 4/15 and sure enough, was on time on that day. He estimated the job would take 4 days, and he was there for 4 days in a row from the times he said he would be. The job actually took an extra day, but his price never changed from the appraisal. We couldn't be happier with the way our house looks, and couldn't recommend anyone more.
The job would have been done in his initial 4 day timetable had it not been for me. I asked Siggi for some advice on wiring and installing a 3 way dimmer with recessed lighting for my living room. Something that I had spent multiple hours trying, but eventually failing to do. Not only did Siggi give me advice, He basically did it for me. He used some electrical equipment he had on his truck and took the better part of the day finishing a project that I couldn't. Its not often i feel 100% happy with services on my home/car, but I did so, and more, after Siggi finished. If you want to get quality work for a reasonable rate, from an honest guy, use Icelandic Construction!

Property Appraiser questions, answered by experts

In most cases, selling a home in as-is condition will lead to a sale price that’s somewhere between 10% and 30% lower than normal. However, it’s often worthwhile to sell at a loss because the alternative would be to pay for the repairs yourself, which could end up costing you more. Even if they didn’t, selling as-is saves you from the time and energy you’d spend coordinating the repairs.

Your home insurance company may allow you to use an appraisal instead of an inspection when you apply for coverage. Keep in mind that despite this, an appraisal is far less detailed than the different types of home inspections available and may not reveal potential risks that you’ll want to know about.

You can be present during a home appraisal, but it’s best to stay out of the appraiser’s way. Make yourself available, but don’t engage or interrupt, and don’t discuss value or your target sales price. If possible, have your agent present in the house instead of being present yourself.

Land doesn’t depreciate in the same way that a house, vehicle, or other property does, but it can lose value based on various factors. Environmental changes, nearby development, zoning changes, and economic downturns can all cause land to lose value over time. Value is a comparative figure, so as other related factors change, so can land’s value.

A property valuation, sometimes called a comparative market analysis or CMA, provides a real estate expert’s opinion on how much your property will sell for. It takes many things into consideration, like the condition and location of the home, but ultimately, all that matters for a property valuation is what a buyer might be willing to pay for the property. An appraisal is more concerned with determining the value. A valuation is to estimate what you’ll get for a property, while an appraisal helps a lender establish loan-to-value ratios and loan amounts.
