"I absolutely loved Tim and his crew. At the beginning when I was getting prices, Tim was on time for our apt . He arrived and was very pleasant and professional . He answered many questions and did it with a smile. He was very respectful to my elderly mother and me. After he measured he hopped back in his truck and we had our estimate in five min. We had other projects going on and he was flexible with our time frames. On the morning of the job he arrived early and Tim and his crew went right to work . They were at my house for the entire day and After they were done Tim had me come out and he explained the entire job in detail. He had instructions for a new driveway and do’s and dont’s. We got a beautiful driveway and walkway. My mom was so impressed with his old school service and professionalism that she booked his services to re-do her walkways. I’m so very happy we chose him. I would give him 10 stars if I could . Jane"

"Two car driveway, paved up to the stone house foundations on both sides. Did a very neat job, and the pitch/grading is nice. I wasn't there when the work was done but it certainly looks good."

Driveway Sealcoating questions, answered by experts

Maintaining a driveway depends on its material. For concrete and asphalt, it's best to clean the surface thoroughly twice a year with a stiff broom and a pressure washer to remove accumulated dirt and debris. Sealing the driveway is crucial to protect it from water damage and freeze-thaw cycles. Before applying a sealant, pressure wash the surface to remove any loose sealant, dirt, or stains, as sealing over them will trap them. Any cracks or expansion joints should be filled with a flexible polyurethane caulk or asphalt sealer. In colder climates, use sand instead of salt for de-icing. Sand helps melt snow and ice without accelerating the freeze-thaw process, which can cause cracks.

If your asphalt driveway shows cracks, potholes, or standing water, it’s likely time for a repair. Cracks, big or small, let water seep in, weakening the base and causing further damage. Potholes are a sign of this weakening process in action while standing water suggests your driveway has poor drainage, which can cause even more issues. You may also see warping or buckling—a sign of a compromised base layer—or sinking pavement. Spotting these signs early on can help you save yourself a bigger repair bill in the future.

Yes, it’s possible to seal your driveway too much. Whether you have an asphalt or concrete driveway, sealing it every year opens your driveway to potential damage. Sealing an asphalt driveway annually may cause the seal to crack and peel even more. It may even trap oils within the asphalt that can leave you driving on a soft driveway. Avoid sealing your concrete driveway too much to prevent the concrete from cracking. If water enters these cracks, it can freeze, expand, and cause the cracks to worsen.

It is not recommended to seal brand-new or uncured asphalt immediately after installation. You should wait at least three months to allow the asphalt time to cure. Applying a seal coat too soon can trap the asphalt's oils and chemicals, preventing it from fully hardening. This can lead to a weaker surface that is more vulnerable to damage. After the initial three-month curing period, applying a seal coat can extend the asphalt's life by protecting it from water, UV rays, and other damaging elements.

A properly applied asphalt driveway sealer, or sealcoat, should last between one and five years. The industry standard is to reseal every two to three years for optimal protection. If you live in a climate with extreme weather, such as heavy rainfall or freezing temperatures, you may need to reseal your driveway more frequently, around every two years. Signs that your driveway needs a new coat of sealant include the appearance of small cracks or uneven drying after rain.
