Lynne Gourley asked what I was looking for, and my particular needs in a home and then got to work. She not only found homes in my price range that met my criteria, she didn't waste my time by showing me houses that didn't have what I needed (as so many other realtors do.) Since I was driving from CT each time to meet with her, I appreciated that Lynne drove me around so I could take a break and focus on the homes . When I found a house I was interested in she taught me about what to think about when making an offer, and then helped me prepare it. When I did not get the house ( it was a deadline deal where the owner told everyone to give their offers at same time - someone ended up paying 20% over asking price) Lynne immediately started showing me other places, till we found a home so much nicer than the one I first bid on. The home was just reduced to make it within my budget. Lynne went above and beyond as a real estate agent, she not only worked with the sellers agent for me, she also worked with my agent in CT so my transition of selling and buying a home at the same time would take place without any problems. I had to move directly from one house to the next, with two closings on same day, and Lynne helped me with everyone involved to accomplish that feat. (No small task, believe me.) She recommended people I needed when my offer was accepted, such as my real estate attorney and moving company. She also took me around the town and told me where places I needed to use were, such as the grocery store and gas station. When you are new to an area, it's good to have someone clue you in to the neighborhood, rather than just have a directory to rely on. Why do I think she's one of the best Realtors to work with? Because she found what I needed, even as it evolved while we were looking for it. She took my families physical disability (wheelchair) into consideration and showed my homes that I could actually get into - unlike other realtors who kept telling me I could build ramps over five step entrances or renovate every doorway to make them bigger. She never pushed me toward a house just to make a quick commission, she kept working for me till we found the perfect home for my family - despite the time constraints. Lynne never tried to BS me, she let me decide what felt right to me, without pushing. Most importantly - she kept me sane and in good humor through everything that came up! I could have bought a house anywhere in MA or NH, and in fact was looking at other houses off Cape at same time I was working with Lynne. I chose to move on the Cape because while I saw some wonderful houses in other places, Lynne found me a home with everything I wanted, and more. Having worked with a variety of realtors through the years, in varying states, I can confidently say that Lynne Gourley is the best I've worked with, and I recommend her to everyone I know.

We have recommended him to my sister-in-law and will so for anyone else needing masonry work. Only draw-back is that Russell is getting old. He struggled to get the intitial layers of the scafolding up, but of course had two helpers when they went the rest of the way. We would say he will have to quit within the next five years. Maybe less. So hurry. You will certainly find him to be a nice guy to deal with-- a real yankee character. It only took three interviews to see that I should have just called Brian in the first place, he was the listing agent on the house when I had bought it 12 years ago and I used him as my agent as well. When I had originally bought the house a kitchen island was included in purchase but the owner at the last moment decided to take the chairs; Brian didn't want to leave me will no chairs so he bought them from owner and left them for me as gift. That's what kind of realtor he is. Last time it took 123 showing to sell my house because former owner DIDN"T listen to him on pricing - (don't always listen to realtor - some will try to lowball to sell more), but Brian will set at fair price You are comfortable with, and look at difference - THIS time I sold my house on fifth showing. I'm not saying I didn't renovate my home, I did, and now it is a lovely historic home that I priced competitively. However, It still was a niche market house - i.e. - huge 100 year old home with a small kitchen, smaller bedrooms and lot of hallways and two staircases. (Balanced with brand new cool bathrooms, and lovely gardens and two redone porches) . Before I hired him, Brian sat down with me and listened to my problems with selling, I have an elderly parent with dementia so I can't just whisk them out of the house on a moments notice for a showing, I also have a dog. We took this all into consideration and came up with the best plan for my situation, which five showings later...resulted in house sale. Note: He also stays in touch with you through whole process and is there to answer questions and for showings, inspections as needed, etc. With Brian you don't get passed off to underlings and it's not his part time job - which I appreciate. Above all, he's honest, he doesn't lie to you, or for you. So if you want a realtor who will listen to your needs, won't push you to buy something you don't want or can't afford, and isn't in it to make himself look good for his bosses, then Brian is for you. Good Luck!

FAQs for real estate service projects in Hyannis, MA
Yes, hiring a real estate agent is worth it. Many homeowners make the mistake of trying to sell their homes by themselves, thinking that they’ll save money on the commission, but what they save on the commission, they very often pay for in frustration and concessions on the sale price. Hiring a real estate agent to handle the sale of your home not only makes the process far easier and takes the burden off of you, but most homeowners get more for their homes when going through an agent because of the marketing and salesmanship they bring to the table.
Real estate agents work on commission, so the cost of hiring an agent will depend on the cost of the home you’re buying or selling. The listing contract should include information about the commission for both agents, which is usually 6 percent of the sale price in total or 3 percent per side. With an average national home value of around $440,000, the typical commission per agent is $13,200. However, you won’t pay this total out of pocket. Instead, the commission comes out of the sale price of the property.
Interviewing real estate agents is the best way to find the right person for the job. Consider asking the following questions to find the best agent for you:
How will you show my property?
Will you do open houses to market my home?
How will you handle dual agency (representing the buyer and you as the seller)?
Should I make repairs to my home before listing?
Will you get professional photos taken of my home?
What is the best price you think we can get for my property?
How long do you expect the sale to take?
You don’t legally need a real estate agent as a buyer, as you can represent yourself, but you should always hire an agent as a home buyer. A professional real estate agent will have access to local MLS services to find homes that meet your criteria and needs, can connect you with other professionals—like a mortgage broker and real estate attorney—you’ll need for the purchase, and can often negotiate a better price for your home to help save you money. Plus, as the buyer, your agent’s commission comes from the seller’s proceeds from the sale of the home.
