"Cullen RE responded quickly and professionally on hone advisor. I hired them to perform a RE appraisal during the tough Covid-19 times. They worked around this by going to my property and inspecting while I stayed home. I received my appraisal quickly. I would use them again."

"Eric performed an historical and present-day appraisal on my property. He was friendly and efficient. I had the results in a couple weeks (I told him I wasn't in a rush). There was a minor issue where a couple of photos didn't display correctly in the PDF, but Eric addressed this quickly and the finished reports look great."

"Joe Crowley has done an excellent job for myself, family, friends and clients. He is professional, returns calls promptly and has very good knowledge about the real estate market in the greater Boston area. He does a lot of bank work but also specializes in private sales. Whether it is an Estate sale, divorce situation or a family member looking to sell to another family member, Joe will give you a fair market value of the property with accurate comparable sales."

Basement bedrooms can count toward your room count and the square footage of your home on an appraisal if they’re fully legal, which means they have proper ventilation and points of egress, as defined by your local building code. Simply partitioning off a space for a bedroom in an otherwise unfinished basement that isn’t a legal living space won’t affect your appraisal value.

Wainscoting isn’t a design element that can be directly tied to an increased house price. Despite that, it is a highly marketable element that can generate significant interest from potential buyers who enjoy the style, and is relatively inexpensive to remove for those who don’t. If you are on the fence about paneling, just know that it certainly wouldn’t result in depreciation of your home’s value—usually the opposite.

The differences between market value and appraised value depend on the local market, so they can match, or either one can be higher than the other. In a “seller’s market,” where there is an abundance of buyers, market value will likely sit higher than the appraised value because there’s more demand for the low inventory of homes. In a “buyer’s market,” where there are more homes than there are buyers, the market value is more likely to sit below the appraised value to entice buyers.

Yes, installing a tennis court can be a worthwhile home improvement project that adds value to your property. The potential increase in value can range from $20,000 to $150,000, and in some cases, the return on investment can cover more than 60% of the installation cost. However, the impact on value heavily depends on the size of your property. For homes with multiple acres, a tennis court is often a valuable amenity. In contrast, for homes on smaller lots, installing a court can decrease the property's value because it consumes a significant portion of the usable yard space. It's crucial to consider your property size and the remaining usable yard before proceeding.

Some appraisers hold a Member of the Appraisal Institute designation. This accolade is the highest credential property appraisers can earn. An MAI appraisal is typically used for commercial properties.

While your lender will likely recommend an appraiser, you can also hire a professional home appraiser on your own. Choose someone who is experienced in your type of residential property, and ensure they hold all of the necessary credentials that your state or region requires.
