Southwest Maintenance & Construction, LLC is a family owned and operated general contractor, having more than 10 years of experience in the industry. SWMC does everything from FULL Residential Remodels (interior & exterior), HVAC Repair/Maintenance & Installation, Seamless Gutter Installation & Repair, Home Maintenance Services, Make-Ready Service, REAC-Ready Service, Metal Building Construction, Ground Up Construction, Deck Building, etc... We can do it all! We would love the opportunity to earn your business.

"We hired Southwest Maintenance and Construction to do remodeling and add a bedroom, bathroom, and closet in my home. The owners are friendly but as for contractors they are not. They splattered paint all over, then told us to paint it ourself a The expensive material that was bought they exchanged for cheaper material, they bought the cheapest fixtures, lighting, they put presswood down on top of a molded floor then layer linoleum on top of it, the flooring was actually supposed to be torn apart and redone.. wainscoting was supposed to be done in one of the bathrooms it was not done nor did they paint it, the flooring is coming up and breaking apart, they are not dependable. They started the job in Oct 2019 and to date have not finished it. But, they sure wanted their money. They were paid $28,000 and did maybe a $5,000 Job. Unacceptable. They put doors up but no knobs for the doors. They did not put any facings between the rooms, it was an absolute shabby job that they never even came back to finish!! I have pictures to show. Now we have to find somebody else to come out and redo the job."

Pole Barn Builders questions, answered by experts

It depends on a lot of factors, but generally speaking, added living space is more desirable to most buyers, which means an extra room will be more valuable than a traditional garage. The utility of the new space will determine how much ROI you’ll see. An additional bedroom will generally be more valuable than a living room or family room, and converting your garage to a bedroom with a bathroom will likely add the most value.

The average cost to build a garage is $28,670 , but a lot of variables affect the final price, including the cost of labor in your area, the size of the garage, and the type of structure you build. Whether the garage is attached or detached also affects the cost. A standalone detached garage costs more than a garage that is attached to your home.

Homeowners can increase the usefulness of their garage space in other ways, and one option is to extend the length of the garage by making it deeper. The process is similar to traditional garage extensions, but the end product is a garage with a different layout rather than additional parking spaces.

It’s better to build a garage than buy and install a prefabricated one. You can save money by purchasing a prefabricated metal garage kit for between $4,000 and $11,000. However, this does not include the price of labor and permits, which can account for more than half of the project cost. Building a new garage over buying a prefab garage will add more value to your home and will last longer, so it’s more cost-effective over time to build a new garage.

Most contractors aim for about a 20% profit on a job, leaving themselves room for unexpected expenses or delays. After accounting for materials, labor, and insurance, the profit margin for most contractors is between 10% and 20%. Fluctuating costs of materials and labor affect the ultimate percentage.
