"I was very disappointed. Their report was through, detailed and useless. It said the house had experienced normal and natural movement, and recommended putting in very expensive foundation pilings. This is certain to make it more difficult to sell, and they refused to add any mitigating discussion of whether such movement is common or the likely outcomes of actions taken or not taken. They took over 100 photographs of every flaw, problem and imperfection so nobody can ever claim they weren't thorough but they offered no engineering judgement or opinion at all. I got little more from them than I could have gotten for free from a piling salesman. It appeared they were not concerned at all about my needs as a customer, but only about covering themselves should any legal issues ever arise. The other part of this report had to to with roof construction. It stated that roof movement had occurred that was not normal, pointed out inadequacies in the framing, and recommended strengthening the construction. They still offered no engineering judgement, but this problem was at least more clear cut."

"The 2 workers who installed the drainage system should be paid well since they did the entire project in the heat using shovels. No problem there. The problem comes with lack of follow up in gutter work. A contractor was sent and an astronomical bid was given. I called Mr Mike and received no return call and am expecting none. He was to also tamp down the dirt mound and replace sod after a six week period much like another person and I haven’t heard anything and again don’t expect to. Sad."

Crawl space foundation problems can stem from a few different issues, but the most common are moisture and water problems and soil instability. Moisture and water issues are often a result of poor drainage, which can lead to water intrusion and soil expansion and contraction, leaving your foundation under added stress. A few things can cause soil instability, including poor drainage, karst landscapes and resulting sinkholes, and poorly compacted soil during construction.

Most homeowner’s insurance policies will cover the cost of slab leak repair that results from a natural disaster, like an earthquake or a severe flood, or from a tree falling on your home. Damage from frozen pipes in your slab is also typically covered. However, your policy is unlikely to cover the repair if an invading tree root causes the damage or if it’s a pinhole leak that results from corrosion. You should contact your insurance provider for a full run-down of what they cover.

Most single-story homes don't have foundations strong enough to support a second story, but they can be reinforced for an addition. A structural engineer can assess your foundation and what needs to be done to get it ready. They'll look at any cracks or unevenness in your current foundation and consider any special framing or beams your home needs, especially if it’s in a high-wind or hurricane area.

“To support a second story, many structural engineers will require that you install additional concrete piers in the crawlspace,” says Tschudi. “This involves hand excavating, pouring a large concrete footing—usually with specially coated rebar—and then building concrete piers right up to the girders.”

Foundation cracks that are 1/8 inch wide or less, aren’t uneven across the gap, and don’t continue widening over time are usually just normal settling cracks and don’t suggest structural issues. Horizontal cracks and stair-step cracks on foundation walls, any cracks that continue widening, are wider than 1/8 inch, or where one side juts out beyond the other, are often indicative of structural damage.
