"I have a older home, 40s, that had the original windows in it. As with all things, with age comes deterioration. I contacted Dillion from Stefaniak Construction and spoke with him about replacement options and scheduled an inspection. He was very professional and knowledgeable with my situation. After his inspection, we decided to replace 9 of the windows in the home. With it being an older home, there were a few obstacles for him and he handled them in a quick and proficient manner. I am extremely pleased with the final results and his professionalism. I would recommend Stefaniak Construction 10/10."

",After interviewing several well-known custom builders (several of whom advertise "custom homes on your lot") we were fortunate to have been given the name Potter House Group.  The President of Potter House Group met with us personally and we presented him with a situation that other custom builders who wanted to charge us up to 50% more than Potter House Group.
Our situation was that lightning struck our custom home and it had to be razed with the exception of the concrete foundation and garage floor. After an initial meeting to review our plans, site, special conditions and consideration for the level of input we desired, Lee calculated an estimate that was realistic, detailed and SIGNIFICANTLY less than the other big name builders we interviewed.
Rebuilding a new custom home in our Township involved a maze of obstacles and required significant expertise in dealing with permits, blueprints, township meetings, neighbors, rules and of course building inspections and sub-contractors.  Lee navigated all the obstacles with expertise and professionalism.
With the help of Potter House Group and its President, Lee M. Rickey, we moved into our home that met more than all of our requirements due to the knowledge and integrity of our builder.  No substandard materials or workmanship was allowed, the process was professionally monitored and we now have the home of our dreams without breaking the bank!
We highly recommend Potter House Group and Lee M. Rickey to anyone interested in honesty, timeliness, quality, professionalism and integrity. You cannot go wrong with Potter House Group and its owner Lee M. Rickey.

Custom Home Builders questions, answered by experts

When planning your first home building projects in Williamsburg, prioritize moisture and drainage. Inspect and encapsulate your crawl space to prevent mold and wood rot in this humid climate. Ensure your grading and downspouts direct water away from the foundation. Assess your roof for any rain damage, and verify your HVAC system functions properly. Test for radon, as elevated levels occur frequently throughout KY.

Helpful?

Several common habits will actively damage your home building work. Allowing gutters to clog and directing downspouts toward your foundation forces water into your crawl space. Blocking crawl space vents or neglecting HVAC filters during humid KY summers accelerates mold growth. In Williamsburg, deferring exterior paint maintenance and letting soil build up against your siding leads directly to severe wood rot and structural decay.

Helpful?

Schedule home building projects when you notice clear structural or climate-triggered warning signs. In Williamsburg, sticking doors, sagging floors, and diagonal drywall cracks indicate active foundation movement. After heavy spring rainfall or winter ice storms, inspect your property for roof damage or standing water in the crawl space. Musty odors and visible condensation also signal an immediate need for moisture management upgrades in your KY home.

Helpful?

During home building in Williamsburg, you must make several key decisions. Choose whether to pull your own permits or authorize a contractor. Decide on a foundation type suited for local clay-heavy soils, such as a crawl space. You must also select appropriate moisture management strategies, like encapsulation, and choose an HVAC system capable of handling Kentucky summers and winters. Finally, decide on your roof pitch to shed heavy rainfall.

Helpful?

As your Williamsburg home ages, your home building needs shift. During the first ten years, focus on monitoring foundation settlement and maintaining exterior paint. Between ten and twenty-five years, plan for roof and HVAC system replacements due to the demanding Kentucky climate. After twenty-five years, structural overhauls become necessary. You will need to upgrade older plumbing, replace outdated electrical wiring, and reinforce aging crawl space piers.
