Epoxy seals the slab's surface, will run into any cracks and crevices, and can help to level the surface, so it tends to be a durable finish for most applications. The downside to epoxy is that it can be difficult to remove once applied.

Apply two coats of paint to a garage floor after priming for optimal results. The first coat serves as a base layer, providing adhesion and coverage. Allow the first coat to dry thoroughly before applying the second coat, typically after 12 to 24 hours. The second coat ensures even coverage and durability and enhances the floor's appearance. Additionally, applying two coats helps to create a more substantial barrier against stains, chemicals, and wear and tear, resulting in a longer-lasting finish. 

Mix the resurfacer into a sticky mixture. The consistency should look like mashed potatoes. Use a squeegee to push the resurfacer across the pitted area and smoothen the surface with a cement trowel flush. Make sure you protect any expansion joints with a weather strip. Alternatively, cut out any resurfacer that touched the joint once the mixture begins to harden.

Sealing the concrete before tiling is recommended to help it stand up against any water that may seep through the tiles or grout. After thoroughly cleaning the concrete with TSP, priming with a concrete primer will seal the concrete. Check the label on the primer to make sure it is also a sealant and follow the manufacturer’s instructions for application.
