"I had several bids from different companies and a fairly restrictive time frame. Vantage Point Exteriors was able to meet that time frame. Originally, I was only going to repaint and replace the roof and ended up getting everything taken care of instead once it became clear that for just a bit more I could get it all taken care of at one time. My home looks great and I do not have to worry about these items for a long awhile.

We are primarily a residential roofing company. We are very experienced in any exterior home repairs or improvements. I currently only have one in house crew. I like to concentrate on one job at a time.

"I was searching Home Warranty providers after a bad experience with my 7 year, soon to be terminated "former" Fidelity Home Warranty service provider. Warranty service providers are essential, for they step in and "act" when life deals you an "Oh Crap" situation like your refrigerator suddenly quits. Every high dollar appliance in a home has a life span that will end whether your prepared for it or not. It's a common occurance that leads to unexpected higher debt concerns while you frantically attempt to save your food from going bad. Got a minimum of $1,700 to get a new one? A truck or a really good friend to borrow theirs to pick it up? Plus time to allow it to achieve proper temperature to transfer your temp sensitive food! Well if you haven't experienced this type of event, in your life, you will! I began by doing some easy research online like searching for best Home Warranty providers. I put some inquiries out to prospective providers and as expected, the sales calls began to ring on my phone. They all have why "they" are the best provider - so take notes and compare policies. Ask whether they cover swimming pools, septic systems, roof repairs etc. So my phone rings with an out-of-state area code and it's Zach from Choice Home Warranty. While on the call, this enthusiastic salesman hit all the "trigger" items I was looking for; *Annual Service Price *Price per claim deductable *Response time You know, all the "need to know" info that helps you make an informative decision. I started paying $550/year 7 years ago in 2014 with my old service provider. The per claim fee was $65. Today in 2022, it's $710/year and $85/claim. Was it worth it you ask? If I figure the math, my total cost over 7 years and only 4 claims was $4,450 or $636/year. This cost paid to replace my pools salt cell and chlorine generator ($1,800 in parts alone), 2 separate Air Conditioner repairs which replaced the coil fan motor, a circuit board replacement, system coil cleansing, relays and a capacitor. (No idea of how much my total cost would have been. I paid $65 twice. Nice huh?) 1 roof repair that replaced the "Cricket", which is a 15' roof section elevational change just below the ridge line. It's important to remember that these repairs don't include "hidden costs" which are personnel and service labor rates. Something you will pay for without a Warranty Service. Here's the best part of the call from this AWESOME salesman. He offered me 6 year "fully transferable", rate locked for life" service policy that when divided out by 6 is LESS THAN WHAT I WAS PAYING ANNUALLY, 7 YEARS AGO!!! So, is a Home Warranty plan a safe bet??? I have a 9 word answer for those without a Choice Home Warranty service plan. YOU BET YOUR DRIPPING SWEATY BUTT CRACK IT IS!!! Props to Zach, YOU DA MAN!!! Roofing FAQs, answered by experts

Many insurance policies will not cover a roof with two layers of shingles. An additional layer of shingles increases the risk of various kinds of damage, and insurers typically won’t pay claims on a roof with an overlay. Adding a layer of shingles may even jeopardize your insurance coverage entirely, so check your policy to ensure you stay within coverage guidelines.

If your roof has storm damage, there will be some telltale signs. These include missing, loose, or damaged shingles. You may notice cracks or dents on the metal parts of your roof, like flashing, gutters, or metal panels. Water leaks are another big indicator. So are visible signs of impact. Rather than climb up on your roof to check, hire a professional to inspect the area  safely.

Metal roofs have a bad reputation for being loud, even if that's not necessarily true—it's usually only thin tin or sheet metal roofs that are loud during storms. Stone coating adds a layer to the metal that severely cuts down on any noise from rain. In many ways, stone-coated steel roofs are quieter than your average, run-of-the-mill asphalt shingle roof.

Some people prefer to use connectors consisting of galvanized metal to replace the birdsmouth cuts on the rafter board. Common names for these metal pieces include hurricane ties and variable-pitch connectors. Making birdsmouth cuts is more cost-effective than purchasing these connectors for each rafter. However, because making large birdsmouth cuts to accommodate extra-wide exterior walls can weaken the rafter, a connector may be the better option in some cases.

As with any roofing material, there are benefits and drawbacks to consider before installing roll roofing. On the plus side, roll roofing is budget-friendly, lightweight, and comparatively easy to install. It is also ideal for low-sloped roofs and lasts around 10 years. The cons of roll roofing, however, include its low durability compared to roofing materials, restricted color choices, and low ROI.

Pros:

  • Low-cost

  • Lightweight

  • Cut to size

  • Easy and quick installation

  • Designed for low-sloped roofs

  • Waterproofs your roof for an average of 10 years

  • Easy to purchase and transport

Cons:

  • Less durable than asphalt shingles

  • More prone to cracks and tears

  • Short life span

  • Not as many color or style choices

  • Not as aesthetically pleasing as shingles, wood, or clay tiles

  • Not preferred for a higher home resale value
