All readily accessible areas are entered. • The utilities should all be on at the time of the inspection for a complete review. The intent of the inspection is to describe the condition of the property as well as identify major defects which could significantly affect the value as well as noting wear and tear type items and items in serviceable condition. The client, or their representative, is encouraged to be present during the inspection, if not through the entire time at least during the final portion. An inspection typically requires 3 hours but can vary. The inspector will be available for consultation at any time after the inspection and will consult with clients not able to be present. • The Report: The report is 28 pages with digital photos that is ready at the end of the inspection. The inspection report with photos is typically emailed late on the same day the inspection is performed.
