"I don't write reviews very often but our experience with Wells Painting & Pressure Washing was fantastic!! The owner, Greg, is very friendly and honest. When we asked for certain services, he told us which ones would be a waste of our money even though that meant money out of his pocket. He came at the start and end of the job to ensure everything went well. His guys who power washed our house and driveway were great. They answered any questions we had and walked the house with us afterwards to make sure we were happy with their work. They even re-washed one area that we thought wasn't done thoroughly enough and did it with a smile and positive attitude. The house looks amazing! On top of all that, their prices were VERY good. Our next door neighbor was so impressed watching them work throughout the day that they hired them on the spot to wash their house as well. I would recommend Wells to anyone who asks."

"Bob is a true professional. He came to assess our driveway within two days of contacting him and installed it the same week. His crew did a great job on our driveway and provided excellent value for the work they did. Definitely recommend and will use them in the future when needed."

Driveway Sealcoating questions, answered by experts

New asphalt goes through two stages: drying and curing. Drying typically takes 24 to 72 hours, after which the surface is solid enough for light use like walking or careful driving. While you may be able to park on it after 72 hours, the surface is still soft and should be treated gently. Full curing is a much longer process, taking anywhere from 30 days to a full year for the asphalt to reach maximum strength. During this extended curing period, the asphalt is susceptible to damage from heavy vehicles, sharp objects, and high temperatures. Factors like weather, the specific asphalt mix, and application thickness all influence drying and curing times. For the most accurate timeline and to ensure the longevity of your new asphalt, it is always best to consult with your installation contractor for their specific recommendations.

Ideally, you should seal your driveway when there won’t be rain for several days, but at a minimum, there can’t be rain for at least 24 hours. If it rains shortly after you seal your driveway, the water can wash away the sealer and render your work useless. You’ll have to wait for your driveway to dry out and try applying again. Note that some sealers—like oil-based sealers or specialty fast-drying sealers—may cure faster. Ask your contractor for information on timing before the install, and if there’s rain in the forecast, postpone the job.

Since freeze-thaw cycles throughout the winter months can damage your driveway, it's best to winterize your driveway in the late fall before the first freeze hits. Doing so will help to protect your driveway from damage throughout the winter season. Plus, drier, warmer weather makes applying and curing sealant much easier.

If you notice minor cosmetic problems with your driveway, you should seal it. Look out for cracks and holes on the surface, faded asphalt or concrete, and stains from oil and other chemicals. Replacing your driveway may be necessary if you’re dealing with significant problems—¼-inch cracks, large potholes, and puddles from drainage issues. The cost to install an asphalt driveway typically ranges between $4,200 and $9,000, significantly more than resealing. Consider talking to a professional to discuss whether resurfacing your driveway—a midway project between resealing and replacing—is a better option for you.

Oil can permanently stain a concrete driveway if it fully dries or sits for weeks without cleaning. Concrete is porous and absorbs the oil deeper over time. That’s why it’s best to remove an oil stain when it’s wet by applying an absorbent material, sweeping the area, applying dish soap, scrubbing, and then rinsing.
