"I m an out of town owner and prefer to hire local as much as possible. Labonte s Lawn Care has been easy to work with. I ve checked on the property regularly and talked to neighbors. "We had a major water issue in our basement just after purchasing our house. We had major flooding and had to redo our basement to fix the damage. After the flooding A Better Crawlspace (now called Crawlspaces.com) performed major corrections to our crawlspace (they dug a deeper sump pit, installed drain tile, added concrete, and added spray foam on the walls). We did an expensive remodel while repairing this damage including adding tile to our living space. We thought we were done with flooding in our basement.

Unfortunately after heavy rains, we had pools of water coming in at the base of one of our finished walls! When the wall was opened during our reconstruction down there, we had seen no cracks. We were advised that we would most likely have to rip up the tile all around the perimeter of our lovely new family room and add drain tile to correct this. This would be costly and unpleasant. Not what we wanted to hear.... so we thought about it and waited.

We were not convinved that this was necessary as the water appeared to be very specifically located. Later we had an ant problem in that same spot. We put off the repair but after another especially bad rain we called Crawlspaces again. They got back with us right away and Joey explained that Jason could come out and do a formal estimate a few days later. They recalled estimating the drain tile project for us previously.

Enter Jason the Hero! Jason showed up as scheduled and instead of contiuing with the expensive drain tile project as expected, he listened carefully to what I was telling him about why we questioned whether drain tile would solve our issue. He then carefully investigated the area (we had already removed a section of panelling and drywall) for cracks inside and outside. He used his fingers and dug around the wall. It was a hard to reach place and he was very thorough. He saw no cracks.

But Jason did not give up there. He asked if I would be open to running the hose over the area where we suspected the water was entering. We tried a few spots with no luck at first. Then finally the water began pouring in. Jason asked if we could remove the next section of drywall and panelling and carefully did so. We ran the water again.... and there was our answer!

He found two HOLES in our foundation where metal anchor/screws must have rusted or rotted out leaving a hole behind. One was dime size and the other a bit smaller. These were apparently not sealed over with concrete as they should have been.  Jason sealed up those holes saving us THOUSANDS of dollars in repairs that would have impacted the design and function of our living space. He is definitely a hero to us! It would have been so easy to go along with the expensive plans we had been quoted before. Without his careful consideration and knowledge we would have paid dearly and the problem STILL would not have been solved. His charge for all his time and solution to our problem? $50!

I also want to add that Jason was great to have in our home. He was friendly, respectful, kind and carefully answered my 4 year old's many many questions about each of his tools and what they did.

Our report doesn't end here though. After Jason repaired our foundation wall, I asked him about a problem we had had with our Sump Pump during the last storm. He offered to take a look and found it was truly shot as we suspected. He had another appointment and could have left us at that. But he knew we had rains forcasted and was concerned about what would happen if we didn't get it replaced in time.

He made several calls trying to get someone from the company out here to help. When no one was able to get here in the next 2 days, he pushed back his next appointment, drove back to the corporate office and got us a sump pump. No one could ask for better service than that. He was truly amazing and we are finally the proud owners of a dry basement! :)

UPDATE: Our basement is still dry one year later! No longer do our hearts start to pound at thunderstorms. No more frantic rushing to get everything off the floor. We are sleeping well! Thanks Crawlspaces and Jason!

"Within an hour of contacting him, Patrick came to my condo unit for FREE to evaluate the sump pump system.  Another plumber had previously given a rather incomprehensible quote based on his own past work on the building. Patrick was able to explain the other contractor's quote and clearly explain what type of system was in each unit (a point that had not previously been made completely clear).
Within 15 minutes of evaluating the actual sump pump and the other contractor's quote, Patrick was able to provide an apples to apples quote, a quote for an upgraded maintenance free system (an upgrade the condo board is considering), and a quote for a long term money saving option that would create a continuity of sump pumps across the building and a easy of care and continued maintenance at a more reasonable price.
If it was completely up to me, I wouldn't bother hassling with trying to get two other quotes to appease the condo board policy. I would hire McDonagh & Sons.
