"I know of no other contractor who has total customer satisfaction as his top priority like Mr. Flanagan does. He is absolutely the best.
My basement sustained ankle-deep water as the result of an outdoor basement stairwell drain that violently backed up because its circa-1951 drain line led to the street storm sewer (by design). That sewer was overcome with water during a storm in the summer of 2010 that featured a tornado in my western-suburbs area. Soon after pumping the water out of my basement with a mobile pump, the mess prompted me to (once again*) call Mr. Flanagan (*His crawlspace crew had done a beautiful job finishing my dirt-floor crawlspace with a concrete floor and wall insulation a couple of years earlier).
After the basement waterproofing project described in this review was complete, however, I was disappointed with the workmanship: The concrete work looked less-than-professional (out-of-flush with sump flange and the stairwell drain, plus way too many swirl marks and splattering) in the stairwell and basement's appearance areas. In short, it just didn't look like his business's flawless concrete job that was done in my crawlspace just years earlier.
Mr. Flanagan agreed. With no questions asked, he immediately had a different crew come to my home, tear out all of the previously laid concrete and drain lines and replace it with the workmanship that he would expect his crews to use in their own homes. The re-do of the project at least had met my high expectations for its cosmetics. And, of course, I hoped it was a sufficient waterproofing solution for my basement.
Fast forward just a few short years. Affter having perhaps sustaining that 100-year event with the Chicago-area rain storm of April 17-18, 2012, while my neighbors are pumping water out of their basements, mine remains bone dry. Thank you Mr. Flanagan and Crawlspace / Basement Waterproofing Solutions for a job (design and installation) well done. Your basement waterproofing solution indeed deserves an A+.

"I paid him good money to build me a new Island and add backsplash in my kitchen. To paint the entire interior of my home. To install a barn door in our lower level. To Finish and add stack stone to my fire place and do some exterior painting. He was supposed to finish in 4 - 5 weeks but abandoned the job after 9 weeks without finishing anything. After 7 weeks he painted all but 15' of my kitchen. This had to be done by Saturday of the 7th week because our flooring guy was starting Monday. They failed. They quit Saturday leaving the 15' unpainted and my wife had to paint the remaining 15' on Sunday. Installing a barn door in the lower level was on the bid which required lowering the header and adding trim to do so. This was his idea to do this but never installed the trim which looks terrible. Then tried to say adding to the header was extra work which I refused to pay for. Which is a lie. For the life of me I can't tell you how he would have done the job he bid on without doing this as the ceiling was too low to add the hardware. On the bid was installing handles on all of the cabinets in the home but he did only the cabinets in the kitchen leaving the cabinets in the bathrooms undone. On the bid he was supposed to paint the shudders and the exterior doors outside but only painted the shudders leaving the rest undone. While painting the house they took all of the switch plates off the walls, they removed the curtains and blinds form the windows and took pictures off the walls without putting anything back up. My wife and I had to do all of that. They destroyed our interior Koi pond and rock garden by dropping drywall dust and pieces of drywall in the pond and rock garden. They knocked off over half of the rock edging that was around the pond and their ladders damaged the expensive paint in the pond. The bid called for a "thorough cleaning" of the property when all work was done. This didn't happen. They did almost nothing to the fireplace before finally abandoning the job altogether when my wife pointed out that they were stacking the stone incorrectly. The rebuilt the kitchen island which was on the bid but did not put any trim on it as they were supposed to do leaving it unfinished. This after 9 weeks! Use caution having your eyes wide open with the information provided."
