A subfloor will often last for the life of the house—somewhere between 50 and 100 years—if it avoids water damage, mold, termites, and other things that can cause it to age faster. If a subfloor sees continued exposure to moisture, it can warp, grow mold, or rot and last a much shorter time.

A laminate floor will lift if it hasn’t been installed with the proper expansion gaps around the room’s perimeter. Laminate flooring naturally expands and contracts when indoor temperatures fluctuate, and without adequate room for expansion, the planks can lift off the subfloor. To avoid this, ensure your flooring installer knows to leave the proper expansion gaps.

In most cases, carpeting isn’t kind to the wood that it’s attached to. Most carpet installation uses adhesive or nailing strips, both of which will damage wood. Conversely, you can choose to use an adhesive designed to be removed from wood, in which case carpeting can actually protect your hardwood stairs.

You can use underfloor heating with most kinds of flooring. However, particularly thick carpet will create problems, since it will absorb a lot of the heat and make it difficult to feel. Also, there are some concerns that underfloor heating can dry out natural wood over time, so if you have wood flooring, get an expert opinion on whether radiant heating is appropriate.
