"We recently had Atlanta Porch and Patio build a screened-in porch and paver patio, and we could not be happier with the results! The craftsmanship and quality of materials are outstanding—right down to the small details like the electrical outlet plate design. The Brazilian hardwood flooring is absolutely stunning and has become our favorite part of the porch. Upgrading from a concrete slab to a paver patio gave the entire project such a polished, high-end look. A big thank you to Judy Goldberg, our project manager, who guided us through all the beautiful design options and helped us choose the perfect fit for our style and budget. If you’re considering a porch, deck, or patio project, we highly recommend Atlanta Porch and Patio. You’ll be so glad you chose them!"

"We began with 3/4s of an acre of red Georgia clay sloping down toward a lake. Byrd and Rebecca provided all the creative ideas we needed to make this property special--retaining wall, drainage, rock garden, flagstone patio and stone paths, paver driveway, sod, and perfect plantings. The work took a number of weeks--Carlos and his crew worked long days and each step was done meticulously and professionally--and the result is stunning. We cannot say enough good things about the work done here and we highly recommend Byrd Landscaping and Design."

"ALC did a phenomenal job in transforming our backyard into something functional and pleasing to the eye. The team are friendly and work diligently with only break for lunch. Hugo overseas every detail of the project and ensures to consult with owners when there is a problem or deviation from the original plan. This is the fourth time we've used ALC and they are officially our go-to for all landscaping/hardscaping needs."

"It started with a retaining wall under our patio room. The wall has been leaning outward over the years (scary) since it is under a room in our house. I got a few bids and not only did I like Eric the best (he made me feel like this was an easily doable job vs. a "big problem" like a competitor made it sound. Turns out the wall was not built exactly right so they dug it out and rebuilt it correctly. We were so happy that I decided to ask Eric about some other unsightly areas that we weren't sure what to do with. He immediately suggested some excellent solutions (fieldstone patio extension and knee walls). So we went ahead with it and are thrilled with the result. The photos (some before and after) are not the best but hopefully you can see the scope of work. Lots of labor involved."

Patios questions, answered by experts

Yes, a sunroom will require a permit. You may just need a general construction permit for a screened-in porch or solarium. For a three-season room with electricity and a four-season room with electric, heating, and cooling, you’ll need additional permits for each of the utilities, as well as a roofing permit.

A lanai is a covered patio with open walls, while a Florida room has sides made of mesh screens or windows, with or without partial low walls. In addition, lanais often use concrete or other patio flooring, while Florida rooms may have more indoor-style flooring like tile or wood. Both allow you to enjoy the outdoors without being in the direct sun, but a lanai doesn’t offer any barrier against insects or debris.

The average cost to screen-in your patio ranges from $2,000 to $4,000. How much you spend depends on the size of your patio, the materials used, and construction complexity. Some patio screen room kits are easy to DIY, but you may need to hire a local screened-in porch builder and obtain permits for more complex designs.

Yes, it can be worth screening a porch if you live in an area with beautiful weather, since it allows you to enjoy your outdoor space longer in the spring and summer. The additional protected space may even attract more prospective buyers if you intend to sell—especially if you add seasonal features, like a ceiling fan for summer or a heater to winterize your screened porch.

A Florida room is a home addition that has finished walls with windows lining the perimeter, while a screened-in porch, also known as an Arizona room, lacks windows and instead has screens to maintain constant ventilation. Florida rooms provide longer enjoyment throughout the year because they’re closed off and will naturally get heated from the sun, while a screened-in porch will just be the same temperature as the ambient air.
