Closing out an open building permit requires that you have your professional schedule a final inspection of the work they completed. In some cases, like a roof replacement or solar installation, a building inspector from your local municipality may just carry out a drive-by inspection. In other cases, like new construction or a change to interior plumbing or electrical work, the inspector might need to gain access to your home to confirm that the work was done in accordance with the local building code.

Start by finding the septic tank, marked by an access lid near your home. From there, the drain field extends outward in a series of trenches. Look for greener, lusher grass, as drain fields promote plant growth due to moisture and fertilizer. You can also check property records, use a soil probe to detect damp soil, or hire a septic professional with ground-penetrating radar equipment to map the drain field’s location.

You’ll have to look around the house to find different sources of a hidden leak. Check for water under the sinks in the kitchen, bathrooms, and utility rooms. Look at your bathtubs, showers, and toilets, including inside the toilet tanks. Puddles can form around your water heater, so take a good look around it. Inspect appliances like your washer, dishwasher, and refrigerator as well. Look for stains on the walls and ceilings, and listen for drips and running water.

In most cases, you can negotiate after a home inspection and use the issues as leverage to bring down the purchase price of a home. The only exception would be if you waived the home inspection to make your offer more appealing to the seller. In that case, you can still have a home inspection done to identify issues, but you have no recourse to make a counteroffer after you get the inspection results.

If the anode rod is no longer protecting your tank, you’ll spot telltale signs when you turn on a faucet. A bad anode rod can cause discoloration in your water, a rotten egg smell, intermittent hot water, and air in the water lines. Since these are symptoms of sediment damage to your water heater, don’t wait for them to occur before checking on the anode rod.
