"Concrete lifting. Highly recommend. A concrete pad on the side of the garage was sinking and had dropped about 16 inches below level grade. I wanted the ground stabilized so that it would not pose a threat to the garage, and I wanted the concrete lifted as much as possible back to level. I did not expect it to be completely made level, but I hoped it would be improved as close as possible to level. Raymond and Mike did an outstanding job! Their customer focus was at the top of their priorities. They set realistic expectations and far exceeded them. They kept me involved in the key decisions all through the day. Each time I went to see their progress I kept being surprised at the level of achievement they had already met. There were problems with our slab being thin and unreinforced but they worked creatively to overcome the issues. I will see what happens with the warranty and how things progress in the future, but my expectations are good. Their word was not full of hype and marketing puffery, but if anything it was understated, realistic, and totally credible so I have a good feeling about the future of their repairs. I already recommended them to a neighbor.."

"I commend Foundations Solutions 360 for their integrity, work ethic, and commitment to customer satisfaction. ony and Charles were at my home today. They were patient, professional knowledgeable, and creative in resolving an issue caused by the location of my gutters. They took time to explain the planned work; and, before beginning, clearly explained the process and even set up a configuration to enhance my understanding and to ensure satisfaction. I was impressed with their knowledge and communication. Again, I would like to emphasize their integrity and work ethic., Not being knowledgeable about foundation work and related issues, I must trust the knowledge, honesty, and commitment to excellence of those professionals who work on my home. I am fortunate to have chosen Foundations Solutions 360 and am especially grateful for Tonny and Charles and the work they completed today. Their knowledge and attention to detail are impressive and reassuring, and I am very grateful. The crew who initially worked on my home were also industrious and efficient and equally deserve commendation. Kudos, too, for Joek, the person who leads the Foundations Solutions 360 team. Despite his busy schedule, he always took tame to address my needs. He patiently and carefully addresses customers' questions and concerns and provides clear explanations. Finally, also worthy of recognition are Linda and Liz, the secretaries who receive customer calls. They promptly and cheerfully answer calls and efficiently addressc customers' needs. Waiting on hold is not a problem for Foundations Solutions 360 customers. Foundations Solutions 360 reflects the same commitment and integrity to homeowners with foundation problems as their commitment and integrity to serving our country, and I am grateful for their service."

Concrete Mudjacking questions, answered by experts

Polyjacking and mudjacking can both be effective solutions for sinking concrete, but they have key differences. Polyjacking, which uses expanding polyurethane foam, is often considered a better option because the foam is significantly lighter than the cementitious material used for mudjacking. This reduced weight puts less pressure on the underlying soil and lowers the risk of future sinking. Polyjacking is suitable for any sinking concrete slab, while mudjacking is typically only recommended for non-structural concrete, such as sidewalks, patios, pool decks, and driveways. The primary drawback of polyjacking is its cost, which can be up to four times higher than mudjacking—as much as $25 per square foot compared to a maximum of about $6 per square foot for mudjacking.

The average cost for mudjacking is around $1,200, though prices can range from $300 to $3,400. On a per-square-foot basis, you can expect to pay between $3 and $8, with an average of about $5 per square foot. The final cost depends on several factors, including the square footage of the concrete, the type of slab, its accessibility, whether it is load-bearing, and the type of material used to lift it. Generally, lifting a driveway, small patio, or sidewalk is less expensive than lifting a slab foundation or garage floor.

A good slump height really depends on the project, but there is a use for nearly all slump levels. For example, low slumps are best in projects that require structure, such as curbs and roads. High slumps often require additional reinforcement, but they flow more freely into hard-to-reach spaces.

Charges correlate with surface size, settlement depth, and access, often yielding significant savings over concrete replacement.

Concrete leveling can last anywhere from five to 10 years or more, and in some cases, it can be a permanent solution. The longevity depends on the method used and whether the underlying cause of the sinking is addressed. For example, mudjacking typically lasts five to 10 years, while polyjacking can last for 20 years or more. It's best to consult a professional for an accurate timeline based on your specific situation and any factors that could cause the issue to recur.
