Plaster Repair questions, answered by experts

Plastering lasts for around 15 to 20 years without needing repairs or maintenance in most cases, and with proper upkeep, plastering can last a lifetime—sometimes more than 100 years. Plaster repair costs between $1 and $3 per square foot, and you may need these services once every 15 to 20 years or so unless you have a harsh climate where humidity changes are a constant issue. Plaster that sags or bulges, shows extensive deep cracks, or is crumbling from water damage or simply time may need replacement. Plaster walls can look a little “worn” for a long time before they need replacing. The only real way to know if it needs a replacement is to hire a professional to assess the condition of the plaster.

While it’s most common to sand plaster dry, it is possible to wet-sand plaster, too. Doing so can reduce the amount of plaster dust released into the air and make it easier to work in smaller, more delicate areas (such as around wall trim). However, some people find that wet sanding leads to more imperfections, which is why larger walls are more often dry sanded to ensure an even finish.

If you already have plaster walls and ceilings, adding new plaster costs $2 to $10 per square foot. For an average-sized room, that would come out to $1,200 to $10,000. However, the cost to replace plaster with drywall is higher—running between $720 and $1,250 for a 10-by-8-foot wall or ceiling (not including drywall finishing).

Painting or plastering over water-damaged wall plaster is only a temporary fix and doesn’t fix the real problem. If you must, wait until the surface is completely dry before applying a new layer. However, we recommend you remove the damaged plaster and properly perform a repair or hire a professional to do it. Water damage repair is normally covered by your home insurance.
