In business since 1995

"I had a walkway, steps, and columns constructed. The columns are uneven and different sizes. I have emailed several times asking for repairs. I received response emails to each of my requests, but repairs have yet to be made and may not be made. Work was performed in June. I had a fence project prepared but have had to put it on hold until the columns are repaired. If the columns remain unrepaired I will never refer this professional again. However, if the columns are repaired, I may refer the professional. Additionally, my rating may change dependent on the ultimate outcome of the request for repairs. The walkway and steps look wonderful!"

Concrete Mudjacking questions, answered by experts

Concrete leveling is not typically covered by insurance. In some cases where the shifting concrete is caused by a natural disaster or storm, you may be able to file an insurance claim if your policy specifically covers those circumstances. In most cases, though, you’ll pay out-of-pocket for concrete leveling.

There is no real alternative to underpinning, although mudjacking and polyjacking are other repair methods that can add support from underneath your foundation. Rather than placing supportive piers under your structure, these involve pumping a material under your slab to lift a sunken section back into its original position. Polyjacking, in particular, is sometimes a suitable solution for stabilization issues under slab foundations, but underpinning is often accepted as the best and most permanent solution.

Mudjacking typically takes 24 to 72 hours (one to three days) to dry and cure completely before you can resume normal use. The exact time can vary depending on the size of the project. Because the slurry mixture contains cement, it must fully harden to ensure that added weight from walking, furniture, or vehicles won't shift the concrete slab. A professional contractor can advise you on when the surface is safe to use. For comparison, if you use polyjacking instead, the polyurethane foam can dry in just a few minutes, but it's best to wait about an hour before use.

Common issues with concrete that may require professional repair or resurfacing include cracks, spalling, uneven surfaces, and weather damage.

Yes, you can mudjack cracked concrete, but the cracks will need to be repaired once the concrete has been leveled. If the concrete is severely cracked in multiple places, replacement may be a better option, but for less severe cracking, mudjacking is a good solution as long as cracks are correctly caulked and sealed.
