"Property managers are neglectful in managing property: 420 Northrop Pl, Grovetown, GA 30813. At move-in, property manager pointed out water stain on ceiling in living room. Later there was a water leak from ceiling in main bathroom and closet. Thereafter, there was breathing problems and mold found by a certified mold inspector. I learned property management placed the rental back on the market (increased rent from $1300 to $1400), replaced downstairs carpet with laminate flooring but, I do not believe they resolved the mold problem properly. I would not rent this place as a tenant. Tenants beware . . . be your own home inspector."

Appraisals can come in above or below the list price or offer price for a property, and where it falls depends on many factors. Those include the condition of the property, the location, and the age of the home, but often, the condition of the market is the biggest determining factor. Where demand is high for properties, buyers compete with each other for homes, which tends to drive up offer prices above where appraisals come in. Where demand is low, you’ll often see the opposite happening.

The differences between market value and appraised value depend on the local market, so they can match, or either one can be higher than the other. In a “seller’s market,” where there is an abundance of buyers, market value will likely sit higher than the appraised value because there’s more demand for the low inventory of homes. In a “buyer’s market,” where there are more homes than there are buyers, the market value is more likely to sit below the appraised value to entice buyers.

While a finished basement adds value to your home, it is assigned a different value than space on the main floors. An appraiser will assess the square footage of a finished basement at about 50% to 60% of the value of the square footage for the rest of your home. Appraisal value for a finished basement depends on your location’s real estate market and the specifics of the basement and how it was finished. 

Installing a flagpole can improve your home’s curb appeal, so it will often have a modest positive impact on your property value. You’ll see a much larger bump in property value if you install a custom wooden flagpole than you would if you install a standard aluminum pole. Adding lighting to your flagpole will also have a positive impact on home value, as will trimming trees away from the new lawn addition.

Wainscoting isn’t a design element that can be directly tied to an increased house price. Despite that, it is a highly marketable element that can generate significant interest from potential buyers who enjoy the style, and is relatively inexpensive to remove for those who don’t. If you are on the fence about paneling, just know that it certainly wouldn’t result in depreciation of your home’s value—usually the opposite.
