"I was quoted a price for 2 services: a light resurface of my concrete deck for $4100 and a stain and sealer on top of it for $2800. When the job was finished, it looked fine and paid in full for the project. A few days later it began raining and rained on and off for 4-5 days. When the deck finally dried up, it looked much worse than it had before the work was done. Duane agreed than the surface did not come out the way he expected and that it needed to be redone. Since it became too late in the season for Duane to redo the stain and sealer, I asked him to refund the $2800 I had paid for the portion of the work. He refused, saying he would come redo it in the spring. I asked him why he thought I should 1. let him use $2800 of my money over the winter and 2. trust him to return to complete the job satisfactorily. He got mad and now I'm going to take him to small claims court to get a refund for the unacceptable work he did."

"I originally hired Oakleaf and Ralph to re-skirt mobile home after removing old skirting. I appreciated that Ralph alerted me to, and showed me, problems with insulation missing or falling down and plumbing leaks under the home. Despite the added time this work would take, Oakleaf stayed with the job until it was complete. Oakleaf also replaced the front deck and mudroom, coated the metal roof with rubberized compound, and removed and hauled off all old material (and hauled off very old very large satellite dish). Expert workmanship! Quality materials were used. This is a vacation home. I cannot find any photos of the finished job."

Driveway Sealcoating questions, answered by experts

Regular maintenance will help you avoid costly repairs and early replacement. Clean the driveway surface with a stiff brush and water at least twice yearly, and remove any weeds that try to take root. Additionally, every two to five years, apply a sealcoat—this protects the driveway against damaging UV rays and keeps it looking like new.

DIY sealants exist, but professional application ensures uniform coverage and long-term durability.

Sealing your driveway gives it the longest possible lifespan. You’ll reduce your driveway’s risk of cracking, breaking down from exposure to UV light, discoloring, and staining from road chemicals.

No. You cannot use asphalt products on concrete driveways. To seal a concrete driveway, use acrylic, epoxy, polyurethane, silane, siloxane, and silicate sealers or deep penetration sealers made specifically for concrete. Meanwhile, asphalt sealers contain refined coal tar (asphalt emulsion), water, sand, clay, polymers, and additives and are incompatible with concrete’s surface texture and higher density.

Oil can permanently stain a concrete driveway if it fully dries or sits for weeks without cleaning. Concrete is porous and absorbs the oil deeper over time. That’s why it’s best to remove an oil stain when it’s wet by applying an absorbent material, sweeping the area, applying dish soap, scrubbing, and then rinsing.
