Contact us today for a free estimate !

"The project started well, but on the final day, the contractors unexpectedly claimed they made a mistake and demanded an additional $8000, threatening legal action if not paid. I verified Colorado law, which states they had six months to place a lien on our property, requiring notification within three days of doing so, and by registered mail after the lien was placed. We took no action, avoiding reviews or contact. They have since blocked us from their website and emails. Ultimately, they never placed a lien, and the six-month period has passed. Now that everything is resolved, I want to leave a review. While I am satisfied with the project's outcome, I am unhappy with their conduct, including the legal threats and the last-minute demand for more money. His wife, not him, conducted the final walkthrough and provided the warranty and a statement confirming full payment. He even verbally admitted to putting our project on the "back burner" when I questioned the delay."

Mannix Painting provides free estimates for work done on time an on budget. Michael McGowan's Statement of Qualifications: "I have been continuously involved in the Painting/Decorating trades since 1984 when I was accepted into the Philadelphia Painters Union Apprentice Program. It was a three-year/6000 hour program, which I completed in April 1987. My apprenticeship covered all aspects of the painting trade. I was trained and tested in the safe and proper usage of ladders, scaffolding, abrasive blasting (both sand and water), the proper application of paint coatings (epoxy, oil and latex), how to apply stains, lacquers and top coats. I was also trained how to tape and finish drywall as well as apply wallpaper and Faux Finishes. During the past 27 years, I have worked in every conceivable type of painting environment: from extremely high end homes to office space, retail stores, shopping malls, oil refineries and sewerage plants. I definitely have the training and the experience to successfully complete your project. My wife and I moved into the Roaring Fork Valley in 1998, so over 50 percent of my painting experience is here."

Dock Building and Repair questions, answered by experts

Minor repairs like replacing boards can be DIY-friendly, but structural or underwater repairs require professional expertise.

Docks can last between 20 and 30 years, provided regular maintenance has been performed. Upkeep tasks like staining your dock annually to prevent water damage, repairing broken elements quickly, and using dock covers regularly will help extend your dock’s life. Your dock is likely nearing the end of its lifespan when it shows signs of rot, rust, and foundation damage.

Here are a few other considerations before you build, even if you're convinced you're in compliance with the law:

  • Are you damaging the environment? Bodies of water are often delicate ecosystems, and building a dock can be destructive and disruptive to the wildlife.

  • Are you blocking access? Lots of people like to use a lake, so you need to make sure your dock doesn't block public access to the water.

  • Can you enclose the dock? Just because you can build a dock doesn't mean you can build any dock you want. Some areas don't allow enclosed docks, for example.

  • Do you need to follow any specific rules or guidelines? Check with the National Oceanic and Atmospheric Association (NOAA) Office for Coastal Management for any guidelines you’ll need to follow, including size and type restrictions.

The average cost of a new dock piling is $950, including the labor to install it. Dock piling costs can range from $300 to $1,600. You can save money by trying to repair a damaged piling instead of replacing it. On average, repairing a boat dock piling costs $450, with prices ranging between $200 and $700.

The most significant factor in knowing whether to repair or replace your dock is the extent of the damage and its age. If you have minor cracks on a few boards and the dock is less than 15 years old, it'll likely be worth repairing the damaged part. However, it's time to replace this essential water feature if you have significant damage, such as rotting wood in multiple areas, warps or cracks in the dock supports, or a damaged foundation.
