Although the project turned out to be more complicated and took longer than expected, this had little to do with
the builder or his sub-contractors. Primarily the delays were due to weather, financing issues, and poor
communications on the part of the town's code enforcement officer.
Let me address this last issue first. Everything seemed to be alright until the pad was poured. The code
enforcement officer was upset that she was not notified prior to the pouring of the cement so she could inspect
the forms and re-bar. This and quot;misunderstandingand quot; occurred because the CEO never communicated to either myself or the
contractor at what points during the project she wanted to perform inspections. However, from this point forward
the CEO seemed to question every aspect of the project. Demonstrating considerable restraint and diplomacy, most
of the time the contractor bowed to her demands (he was much , but drew the line at her trying to force him to
install a water shutoff valve in a location that would likely have caused our well pump to burn out. In this
case Greg Bragg stood his ground, backing it up with State of Maine statutes.
With respect to the weather, June 2013 was one of the wettest on record for Maine. As far as financing, the
magnitude and cost of the project exceeded what we had budgeted and we found out just how difficult it is to
secure financing for rental property, especially if you are setting up a used mobile home. Consequently, we had
to break the project into two phases.
The demolition of the old house and initial site preparation went very smoothly as can be seen in this 8 minute
YouTube video (http://www.youtube.com/watch?v=CWaJEgV2iJE).
Getting the mobile home onto the pad was a bit more interesting since the ground was still very muddy from all
the rain we received in June and July. Fortunately, Greg Bragg of Bragg Builders had the foresight to keep a
bulldozer onsite. As can be seen in this 8 minute YouTube video (http://www.youtube.com/watch?v=ioZ1IFl-3CQ),
the bulldozer was absolutely essential.
The only other issue related to Bragg Builders portion of the project was a ruptured water line. Prior to
constructing the gravel pad a brand new water line was installed and was even packed in sand to ensure rocks
would not rupture the line. Unfortunately, a rupture occurred anyway. Fortunately, the contractor promptly
installed a new water line, at no charge to us.

Their work was impeccable. They are really clean as well. I run a daycare through my home and sometimes when the work is being done is when the kids are present. They are so kind to the kids. They always come in and explain to the kids the sounds that are going to be made and tell them not to be afraid. They're always clean. I don't have to worry about a nail or dirt being left on the ground. They always have the best prices and deals.

The first day on the job, Greg and his sub-contractor, Tobey Simpson, came early to set up their equipment. They were early which is always important to me. They worked on the job from 7:30 am until 3:30-4:00 for the next 3 days. At the end of every day, they always cleaned up the area (which was my back yard) to make sure that my 2 dogs would not step on any nails or get hurt while doing their business in the back yard. Whenever Greg or Tobey entered my home, they also took their boots off. This was shocking to me... how nice and professional is that to not get my home dirty. Lastly, they finished the job on time and under budget. The finished product is beautiful, functional, and more then I could have imagined! Bragg Builders was so professional, timely, and clean. Not to mention, they were great with my 2 dogs! I will ALWAYS use them for any jobs! *** Also Greg requires that all of his sub-contractors be insured and that they don't have a criminal record because Bragg Builders is a company that thrives on professionalism and the happiness of their clients!

Bragg Builder's showed up at 7:30 in the morning and didn't stop working until 4:00 for 3 days. Greg Bragg and his sub-contractor, Tobey Simpson, were very professional, prompt, and clean. Every day they would clean up the sawdust outside, haul off their own trash, and even took their shoes off when they came into my home. They finished the job on the third day and the job was beautiful! The new siding on the bulk head matched my siding on my house perfectly, and the railing and new stairs on the deck were beautiful. I cannot tell you how happy I was with their work. Also, a great +++ for anyone hiring a contractor or builder should always know if the workers are all insured. Bragg Builder's requires that all workers (subcontractors) be insured. I will use them again for any job I have!
